PROPERTY PREPARATION & HOME IMPROVEMENT:
Gravel or Bark Chips...things to consider.
Hello Agent Action Brett Trimboli here for My House Ready Property Preparation Services. Today we're looking at the pros and cons of gravel versus bark chips, whether you're renting, selling or want to improve your home.
Selecting the right kind of landscaping material can be harder than you think. It’s difficult to beat the functionality and price of gravel, yet bark or wood chips are great for the environment and supply nutrients to surrounding plants. From cost to environmental concerns, here is a quick guide to help you understand the main differences between gravel and wood chip landscaping.
Lifespan
Bark chips naturally decay and will need to be replaced more often than gravel. Also, if they are not properly packed down, bad weather can wipe them away and spread them across your property. Gravel has great longevity and tends to stand up better to the elements, especially strong winds.
Cost
There are significant cost differences between gravel and bark chips. Gravel is less expensive because of its longevity. Bark chips will dig into your budget a little more, especially when you consider the yearly upkeep.
Maintenance
Whether you choose gravel or bark chips, there will come a time when you need to fill in a low spot or two. When it comes to yearly maintenance, it’s easier to install additional bark chips than it is shoveling out heavy gravel. On the other hand, gravel tends to stand up better to the weather and requires less maintenance over the long run. In fact, you will probably need to replace bark chips once every four years while gravel will need only a few touch-ups over its lifespan.
Weed Control
Bark chips do a great job of controlling unwanted weeds around trees and plants. Gravel is pretty much the opposite. Not only does the wind blow soil and seeds between the rock layers, but it’s harder to eradicate the weeds at their source. Given how much time it can take to manage weeds, this should weigh heavy in your consideration of landscaping material. A strong weed barrier is important in both instances.
Cleaning
Gravel is much easier to clean than bark chips, though frequent cleaning is recommended to avoid excess weed growth. The easiest way to clean a gravel bed is to use a leaf blower. However, this tactic does not work on bark chips because they are too light and will blow away under excessive force.
When used around plants and trees, bark chips do a better job containing moisture than gravel beds. The chips create a strong mesh bond that helps keep water under the surface. In fact, installing wood chips around your plants can reduce watering requirements by as much as 50%.
Soil Nutrition
Because bark chips are natural, they contribute a lot of nutrients to the surrounding soil. Bark and wood chips decompose over time, sending nutrients to the ground while strengthening soil structure and improving aeration. These organic chips also attract earthworms and tend to create healthy fungi and bacterial growth.
When it comes to aesthetics, bark chips and gravel have their own selling points. On the one hand, gravel comes in many different shapes and sizes and looks great around trees and shrubs. You can also find the perfect color match for your home. Bark chips, on the other hand, tend to blend in better with the surrounding environment and have more of a natural look.
Fire Control
Gravel is obviously a more fireproof material than bark chips. If your home is in a location that is constantly threatened by wildfires, then you should consider installing gravel in your landscape.
Functionality
Although you might suspect that bark chips are too loose for walkways, they actually pack down pretty well. Wood and bark chips are great for pathways and are easy to walk on. Conversely, gravel is rough on the feet and tends to get hot in the summer heat. However, gravel is better for driveways because it handles heavy loads.

PROPERTY PREPARATION & HOME IMPROVEMENT:
Imitation or real lawn...things to consider.
Hello Agent Action Brett Trimboli here for My House Ready Property Preparation Services. Today we're looking at the pros and cons of imitation lawn versus real grass, whether you're renting, selling or want to improve your home.
Before you decide on which type of grass you are going to go for, you will need to ask yourself a few questions about your garden space.
-
What will the lawn space be used for primarily?
-
How much time per week can be dedicated to the upkeep of my lawn?
-
How much money do I want to spend on the purchase and the upkeep of the lawn?
- Will my children/animals want to use the space frequently?
-
Does my lawn area have difficulty with a lack of airflow, light or shade?
These things need to be considered when making your choice. Artificial and lawn surfaces have a very different set of pros and cons from each other. Your decision will be a lot easier once you know what you want your lawn space to be!
REAL GRASS - Pros:
-
Real grass is better for the environment. An area of real grass measuring 2,500 square feet produces enough oxygen for a family of four to breathe. An average sized healthy lawn can capture as much as 300 pounds of carbon per year and a golf course fairway can capture 1,500 pounds per year.
-
Green spaces have been shown to improve wellness and reduce stress. There is growing evidence that horticulture and natural grass found on sports fields and lawns is important on a human level.
-
Silver ions can show up in your artificial grass, similar to those in carpeting, appliances, cleaning products and even your socks. The impact of growing amounts of silver in the end-of-life product cycles certainly raises concerns about silver biocides. Something that you will not get with real grass.
-
The effect of a well mown lawn can help the overall look of the garden. Having a real lawn surface will complement the plant and insect life, as well as helping the overall ecological make up of your back yard!
-
Of course, the real thing in this scenario is better than the plastic alternative. You will find that laying or growing your own grass will be kinder on the wallet, as opposed to the artificial kind that will hit you a little harder financially.
REAL GRASS - Cons:
-
You will need to dedicate a fair bit of time (especially in summer) into maintaining your green space. Weeding, mowing and feeding are three jobs in particular that you will have to regularly partake in if you want your lawn to look pristine!
-
With the added maintenance jobs comes the bill that you will need to pick up for paying the equipment and products for your lawn.
-
Real grass lawns cannot deal with high traffic. This means that after one barbecue this summer, your lawn may look like its hosted two weeks of Wimbledon and will then need further attention.
ARTIFICIAL TURF - Pros:
-
The biggest benefit to artificial grass is the fact that there is little to no maintenance needed. Depending on what your grass is primarily being used for, there is minimal wear and tear and you will not have to spend a lot, if any, money on the upkeep of the lawn.
-
If you have a dog, then you can easily clear up and hose down any areas of discolouration. The grass can also deal with high levels of foot traffic.
-
Your artificial lawn can be walked over at any time of year. At times you will want to walk across your lawn area in the winter, and with artificial turf you will not have to worry about the muddy, soaking wet grass.
-
If you have a small garden, artificial turf can be an ideal solution for laying turf. Where space is at a premium, you can eliminate the use for a mower and lay down a small patch of artificial turf.
-
Some variations of artificial turf can be laid straight onto concrete. This means that the transition to artificial grass really would be very simple. However, bear in mind that this may not be the most pristine way to lay artificial grass and may not provide you with the best results.
-
If you have a particularly shady area on your lawn, artificial lawn could be the best way forward. Shady areas have been found to grow at a slower rate, or even remain frozen and wet during the colder weather.
ARTIFICIAL TURF - Cons:
-
First and foremost, artificial grass is more expensive to lay down than real grass. Installing an artificial grass lawn costs roughly double the cost of installing a natural lawn from scratch using turf.
-
An artificial surface is not a permanent solution. A well-maintained, high-quality installation can last up to 25 years (some companies even offer a lifetime warranty). But standard warranties are only about seven to 10 years, so you may find that your lawn needs substantial maintenance or replacing around this time.
-
The surface of artificial grass can become dangerously hot in direct sunlight, posing a significant burn risk, particularly to young children. In addition, if you have a small block with very little airflow, the turf will re-radiate stored heat into the microclimate surrounding your home, effectively heating up your house
-
If the surface isn’t uniformly smooth, for example where you have uneven paving slabs, you will need to add an underlay or sand base beneath your turf to level it off.
-
Fake turf is not great for slopes unfortunately. With a slope, it becomes very tricky to anchor it strongly enough and its sand base will migrate to the bottom of the incline.
-
Experts have deemed artificial grass as a hindrance for local wildlife and the atmosphere. Plants convert carbon dioxide into oxygen so a lack of natural grassland could affect the carbon levels in the atmosphere.
The key to making a decision between real and artificial turf is to know what you want to do with your lawn space. Once you have figured this out, the decision should be a lot easier.

PROPERTY PREPARATION & HOME IMPROVEMENT:
Garden Beds and Flowers...things to consider.
Hello Agent Action Brett Trimboli here for My House Ready Property Preparation Services. Today we're looking at Garden Beds and Flowers, whether you're renting, selling or want to improve your home.
A flower bed gives you a place to plant colorful annuals, perennials, and shrubs that can fill your yard with beauty. Flowers are essential for butterflies and other pollinators, so if you learn how to make a flower bed for blooming plants, it will help roll out the welcome mat for these beneficial insects.
A new flower bed offers you the chance to get creative and fill it with whatever you love. The options are nearly endless but first comes the actual building part. This might seem daunting, but with some planning, preparation and elbow grease you’ll soon enjoy a more beautiful, flower-filled garden.
How to Make a Flower Bed
When figuring out how to make a flower bed from scratch, there are a few things to consider first.
Position:
Anywhere from a backyard corner to your front entryway can make a great spot for a flower bed. You can place one along a deck or porch, underneath a tree, or around a garden feature like a pond. If you plant near a driveway or along a curb, consider traffic safety when it comes to plant height.
Sunlight:
Many popular plants like annuals require full sun, generally at least six hours of direct sunlight daily. You can choose a spot in part-sun or even semi shade but you’ll be more limited in what plants will grow there.
Soil type:
Most flowering annuals and perennials appreciate loamy soil with plenty of compost. Make sure to rake away rocks or other debris from the site, break up large clods of dirt, and add compost to enrich the bed and encourage healthy plant growth. It’s also a good idea to do a soil test to determine if you should add any nutrients your plants need to look their best.
Removing Grass and Building the Flower Bed
Unless you already have a bare patch of earth, you’ll need to remove the turf before planting your flowers. After marking the outline of your new flower bed with spray paint or white flour, there are two basic ways to remove the grass inside your lines.
Dig up existing grass:
Digging out the grass can be hard work. Use a shovel to remove a section of grass from the center of your planned bed, then continue to remove turf by wedging the shovel (a hoe also works) under the edges of the grass. Then lift and peel the sod away. Once you’ve removed the grass, you can prepare the soil for planting.
A no-dig flower bed:
Removing grass without digging is easier but more time consuming. Cover the entire area of your future flower bed with several overlapping sheets of newspaper. Layer the paper at least six pages deep, then cover the newspaper with several inches of rich soil or compost. Water well. Over the next few months, the buried grass will die, and the newspaper will decompose while adding nutrients to the soil. Keep the area covered for up to a year before planting for best results.
Once the turf has been removed, outline the area with some landscape edging made of plastic, stone, brick, wood or material of your choice. There are a few ways to do this. Wood boards cut to the desired length lets you build whatever shape or size you want. But there are raised flower bed kits that supply everything you need and easily snap together without sawing or hammering. Most kits create fairly small squares or rectangles.
If you build your raised flower bed on top of existing grass, cover the turf with a few sheets of newspaper, then top the paper with garden soil or a soil mix designed for raised beds, and finish off with a layer of compost. If you want to build on top of concrete or another hard surface, you’ll need a protective bottom layer of permeable landscape fabric. This will help keep soil from leaking out the bottom of the raised bed yet allow water to drain.
Flower Bed Plants
You've designed your flower bed, removed the grass, prepared the soil, and edged your site. Now it’s time to plant! Choose varieties that do well in your climate and are suited to your site’s exposure to sunlight. Beyond that, the best flowers are the ones you love the most.
-
Low-growing annuals such as sweet alyssum, lobelia, and impatiens work well as front-of-the-border plants
-
Add zing in the front of the house with a colorful mixture of varied-height beauties like zinnias, snapdragons or marigolds.
-
Tall flowers, including sunflowers, hollyhocks, and cosmos can be especially inviting when flanking the steps to your front porch or along a property fence.
-
Raised flower bed planting ideas include a center row of tall and medium-height blooms with a border of cascading flowers like bacopa, ivy geranium, moss rose, or calibrachoa.
-
Other ideas include a garden of single-color flowers, a pastel flower bed, a “moon garden” planted entirely in white flowers, an edible garden filled with vegetables and herbs or a native garden.
Building a flower bed from scratch might seem intimidating, but it’s a fairly straightforward project that just about any enthusiastic DIY-er or gardener can accomplish. The time spent planning, designing, and preparing will be repaid once you have the time to admire your beautiful blooms.

PROPERTY PREPARATION & HOME IMPROVEMENT:
Roller Shutters and Awnings...things to consider.
Hello Agent Action Brett Trimboli here for My House Ready Property Preparation Services. Today we're looking at Roller Shutters and Awnings, whether you're renting, selling or want to improve your home.
Windows are the entry point of light into your home. You can create the perfect mood just by the amount you let through to the space. With that in mind, you’ll want to make sure you have the right fixtures to achieve the perfect lighting as well as nail the styling to suit your home. We weigh up the three main options that’ll do the job for you. Here’s our take on the three most popular shading fixtures: Awnings, Roller Shutters and Blinds and how they may suit your space.
Awnings:
An awning is like a protruding roof that sits above your window (or door) and juts outwards. Awnings can be retractable and made from a variety of materials, from fabric to metal. Regardless of type, awnings can be differentiated from blinds and shutters by the fact that they always sit on the outside of your window and protrude.
Awnings are usually ideal for houses that are exposed to extreme heat and sunlight. They allow for a lot of creativity when it comes to styling and colour. You can also get awnings big enough to cover decks, pools and carparks. The main issue is ensuring you have the space on your property to facilitate an awning without it reaching over your neighbour’s fence. If so, the possibilities are endless.
Roller Shutters:
Roller shutters, like their cousin the awning, can be made of a variety of materials and can sit on the outside of a window. They’re usually easier to open and close by hand, whereas an awning can take more effort (depending on the type). Roller shutters are fixed into place at the top of a window and can be rolled downwards to a height that lets in the desired amount of light.
These fixtures are an exceptional option for those keen to ensure safety over their windows. Shutters made of metal are excellent at hindering “break-ins” due to their sturdiness; an excellent option for holiday homes that are empty for long periods of time.
Blinds:
Blinds stand alone from awnings and shutters as the window fixture sits within the house rather than outside. They are not used for safety like Roller Shutters but are fantastic for privacy and light filtering. You can choose from a variety of styles and materials of Indoor Blinds depending on your home’s design and requirements.
Roller Blinds get top marks for practicality and sleek and sophisticated design. By far the most popular blinds in Australian homes, Roller Blinds allow maximum light to flood into rooms and provide a tailored and streamlined look. Vertical Blinds are versatile and cost effective, offering the aesthetics of curtains and the functionality of light filtering and privacy. Venetian Blinds allow you to minimise light and maximise privacy, while also having the added benefit of using materials suitable for bathrooms and wet areas.
Depending on the style and needs of your home, My House Ready can help you find the right awning, shutter, or blinds for your windows.

PROPERTY PREPARATION & HOME IMPROVEMENT:
Natural Light..things to consider.
Hello Agent Action Brett Trimboli here for My House Ready Property Preparation Services. Today we're looking at Natural Lighting, whether you're renting, selling or want to improve your home.
Everyone wants more natural light in their home. Natural light opens up the home and makes spaces look much bigger than they really are. A property with an abundance of natural light also creates a welcoming and inviting atmosphere. Read on for out top ten ways to bring more natural light in the home.
-
Structural glazing
If you’re planning an extension, structural glazing can be an effective way of opening up the room. Whether it’s a glazed ceiling, a wrap-around solution or floor-to-ceiling windows, the light will simply flood in.
-
Roof lanterns
Possibly most suitable for an older house or a more traditional design, roof lanterns can create a dramatic effect and heighten your interiors. They have the ability to transform a kitchen or garden room and can even be sourced for listed buildings and conservation areas.
-
Rooflights
A popular addition to many extensions and first-floor rooms, rooflights can be strategically placed above a staircase, in an open-plan living space or in a bathroom, and are proven to deliver double the level of light of an average window. Incorporating rooflights from the start can also increase the amount of wall space available for striking artwork, and advanced models can include built-in blinds, remote-controlled opening and closing, and even the facility to slide them back to create an alfresco feeling.
-
Glazed gables
Glazed gables are a brilliant way to add light from above by filling the space in the gable end with a custom-built window. This solution works equally well in traditional form or as a contemporary frameless window, and can create a striking focal point for any room.
-
Clerestory windows
Clerestory windows are a common technique for introducing natural light as they are installed at high level. Extensions can often be overlooked by neighbouring properties, so clerestory windows are an effective way of creating light without compromising security or privacy, making them also popular with local planners.
-
Bi-fold doors
Available with timber frames for a natural effect or aluminium surrounds offering narrower sightlines and a practical powder-coated finish which reduces maintenance, bi-folds can add a sense of beauty to a period property or new-build by bringing the outside in.
-
Internal glazing
Internal glazing can provide a stunning point of interest as well as a source of light channelled from a room above. Adding a strategically placed glass floor or ceiling can lighten the floor below and generate a talking point for guests, while a double-height kitchen or living room can be spectacular.
-
Lightwells
If you’re looking down rather than up and working on a basement conversion, introducing light can be something of a challenge. One solution is a lightwell, which can serve a dual purpose in that it lightens the basement room but also generates an outside space with the added option of an external staircase to return to garden level.
-
Fanlights
Usually the domain of Victorian and Edwardian properties, fanlights are a great way to lighten a hallway without reducing privacy or making the property less secure. If your hallway appears dark and boxlike, a fanlight will without doubt make it look more airy and inviting, and if you’re planning a new build there are lots of creative over-door solutions available.
-
Open tread and floating staircases
If a glass floor is unachievable, an open tread staircase can help to increase the level of light between each floor. Various design options such as rising, helical or zig-zag can create a wow factor, and a glass balustrade can take the staircase to a new level. When an open tread staircase is combined with a rooflight and a glass floor, the maximum light can be achieved.

PROPERTY PREPARATION & HOME IMPROVEMENT:
Skylights..things to consider.
Hello Agent Action Brett Trimboli here for My House Ready Property Preparation Services. Today we're looking at Skylights whether you're renting, selling or want to improve your home.
Many a property owner has spent time weighing up the pros and cons of installing a skylight. When considering whether to add a feature to their property, a homeowner should always consider the benefits, and whether it’s worth the cost.
Do skylights add value to a property? Absolutely. They offer many benefits that will increase your house price and improve its resale value. In this article, we’ll explain why.
-
Skylights let in natural light
In the 18th century, new glass production technology allowed the creation of affordable glass for people’s homes, and when the British government repealed a glass tax in 1845, the industry took off. Instead of living in dingy houses with dark windows made of animal horn, they were able to install translucent glass windows, letting natural light into their homes and reaping its health benefits.
Natural light improves our health for a number of reasons. It helps boost vitamin D levels, critical for preventing bone loss, reducing the risk of heart disease, weight gain, and certain cancers. It makes us happier by warding off the aptly named seasonal affective disorder (SAD). It also improves our sleep, by helping to regulate our melatonin levels. In addition, natural light from a skylight will reduce the need to use light bulbs, which increase your power bill and produce even more carbon dioxide for our suffering planet.
-
Skylights create a connection to the outside world
Modern humans evolved from the plains of Africa around 200,000 years ago, and for 95% of that time, lived mostly in the open air. This is why we love the outdoors so much, and a skylight creates a small yet significant connection to the wide world. There are plenty of scientific benefits to being outdoors. It boosts your energy, reduces your stress levels and lowers your blood pressure and inflammation. It may even improve your memory and ability to focus, protect your vision, help to fight depression and anxiety, prevent cancer, and boost your immune system. Having a link to the outside world is important for our health and skylights help with this.
-
Skylights let in fresh air and expel hot air
Being outside in the fresh air is good for us and another remnant of our evolutionary past. Fresh air has a number of important health benefits that make skylights more appealing. It energises us, with some studies showing an energy increase of up to 90%. It gives us a sense of vitality and makes us more resilient to physical illness. It improves our mental and physical health, and reduces our stress levels by encouraging us to take a deep breath and relax. In addition to letting in fresh air, warm air that accumulates and rises in the room has a place to escape, improving air circulation further.
Damp and mould can also become common problems in households, particularly in bathrooms. The fresh air from a skylight will help to remove moisture from the room, and discourage the buildup of dangerous mould.
-
Skylights provide free heating
Australian winter mornings can have a biting nip, particularly in the southerly regions. A skylight allows some of the sun’s warmth into a room, which can make getting out of bed in winter a little easier. If the skylight is in a bathroom, the heat will also help to remove moisture from the room, to combat mould, and with free heat provided from the sun, you’ll use less electricity for heating, and receive a lower bill. Of course, the opposite is true in the summer, with unwanted heat being generated. But this can be combated with a blind, which helps to trap some of the heat and keep the room cooler.
-
Skylights make a room feel more spacious
Few people enjoy a cramped room, and one way to make a room feel more spacious is by installing a skylight. It provides an illusion of space, somehow bending the laws of physics to let the outside in, and makes us feel a little calmer.
Skylights are a great addition to the home, bringing a ton of health benefits, as well as increasing your property’s price. What are you waiting for?

PROPERTY PREPARATION & HOME IMPROVEMENT:
Automatic Gates..things to consider.
Hello Agent Action Brett Trimboli here for My House Ready Property Preparation Services. Today we're looking at Automatic Gates whether you're renting, selling or want to improve your home.
Automatic gates offer security whilst adding class, elegance and value to your property. There are many types of automatic gates for both commercial and domestic use. Sliding & swing gates, high speed sliding gates, industrial roller doors cantilever, solar and farm gates.
Advantages of Automated Gates
When you think of an automated gate, you might imagine a lavish mansion or top secret industrial facility. However, automatic gates help all kinds of property owners protect their homes, businesses, and storage buildings. Whether you have a rural home or a property in the heart of a big city, an automated gate may represent the missing link in your ideal fencing solution. Read on for seven advantages provided by automated gates.
-
Better Perimeter Control
If you have a large piece of land or a business that handles sensitive materials, you need to know who’s on your property at any given time. With an automated gate, you have the option of installing a pass-code or card reader. These systems can provide you with more precise control of access to your property.
-
Better Security
Automated gates offer greater security. Because you control who enters your property, you can reduce the risk of crimes such as theft and vandalism. You can even work with your security company to make your gate part of your alarm system. This way, your system alerts you whenever an unauthorized person attempts to enter your property.
-
Expanded Privacy
In addition to more security, fencing and automated gates can give you a larger private area. Most automated gates sit at some distance away from your home or main building, which reduces the risk of prying neighbors, peeping toms, and other types of privacy invasion.
-
Greater Convenience
If you have a manual gate or garage, you know how inconvenient it can be. You have to pull over, open the gate, pull in, and close the gate before you can continue on. When you have an automated gate, the whole process takes the press of a button. Many gates even sense when your car passes through and close automatically.
-
Improved Curb Appeal
High-quality fencing can make your home or business look more visually appealing. In a business setting, this improved curb appeal can increase your customer base. At home, this improvement can make your home more inviting to your family and guests.
-
Increased Property Value
When you put an alarm system in your car, you increase its value and may even change its insurance rates. The same principle applies to your home or commercial building. When you make it less likely that property will be damaged by criminals, car accidents, and natural phenomena, you raise its value.
-
Optimized Safety
In addition to more security, an automated gate also improves safety on your property. If you have young children or pets, you likely spend plenty of time fighting to keep them from straying into the road. With an automated gate, you have easy access to your property while ensuring that your toddler or puppy stays safe.
Automated gates offer all of these advantages without taking away from your property preferences. Components come in a range of styles, from traditional bars to quirky, swirling ornate patterns. And automated gates can slide, swing, or lift to best use the available space.
Additionally, automation devices are compatible with gates made from virtually any gate material. Whether you have an existing wooden fence or want to install a brand new aluminum privacy fence, don’t forget about your automated gate.
Think an automated gate is right for your property? We can help you find a gate and operator that fits your security needs, aesthetic vision, and material preferences.

PROPERTY PREPARATION & HOME IMPROVEMENT:
Paving and lawn...things to consider.
Hello Agent Action Brett Trimboli here for My House Ready Property Preparation Services. Today we're looking at paving and lawn whether you're renting, selling or want to improve your home.
Small backyards don’t have to equal cramped spaces. If the back area of your house seems inadequate, don’t fret. There are lots of ideas to make your backyard stand out - even with dimension restrictions.
1. Create an Illusion
Let’s begin with your backyard’s boundaries. Create an opportunity to ‘borrow’ from your neighbour’s yard. You can do this by omitting fences or garden walls on your property. Plant perennials or trees similar to those of your neighbour’s. Doing this will blur the borders of your property and create the illusion that it is an expansive area.
2. A Round Patio
If you enjoy entertaining outdoors, create a round-shaped patio in one corner of your yard. The patio can serve as an entertainment hub for your guests. You can gather comfortable chairs around a fire pit. Or you can place a barbecue grill on the side and enjoy the surrounding greenery on the borders of your garden. Use gardening on the side to fence your patio in. Place outdoor seating in the area so you can enjoy an alfresco lunch with the family. Take advantage of its odd shape to draw attention away from the tight space.
3. A Water Feature
Another trick is installing a water feature in your small area. This will bring the focus on the water feature. You can put in a water fountain or a small pond teeming with koi fish. You could add a man-made waterfall as an added feature. You can most definitely do this for your small yard, too. Yes, you can also have a pool right in your small backyard.
4. Fire and Water
Whoever said you can’t have a pool in a small yard? Place an outdoor chimney or a fire pit nearby, and you’re good to go. Stay by the fire on nippy evenings or take a dip in the pool during warm nights. This design is actually quite popular among small backyards.
5. Carve Out An Outdoor Room
Create an outdoor room in one corner or the centre of your yard. You can also designate an edge of the lawn as your reading nook to divvy up space and make it feel special. A designated section can actually prove quite useful in creating a dining area. Try a ‘Murphy Picnic set’, for example. You can unfold it when in use and tuck it against one wall when not. It’s functional, creative, and straightforward.
6. Side Gardening
If retaining or garden walls enclose your backyard, this idea is precisely what you need. You can use the walls to create garden beds by the base. You can also landscape the lawn and raise the beds to feature your plants. Plan the ones you want to grow and plant them in strategic places, so they form a symmetrical pattern. Doing this will create a seamless flow to your space. Then leave the middle area bare or place a fire pit for a focal feature. Another excellent idea is to add garden edging to your lawn to give it an organized look. Doing this will make the regular upkeep of your garden beds easier, too. Also, arrange plants in sweeping triangles instead of rows to add to the illusion.
7. Let The Walls Flourish
You can make higher walls ‘come alive’ by creating your very own vertical garden. There are so many ways to do this. The more usual method is by placing hanging planters by the walls. You can also use a trellis to hang pots for the plants you have in clay pots. The materials used can vary, but the idea is the same: use vertical space to create beauty even in small areas.
8. A Colourful Pathway
A pathway doesn’t have to be boring. Influence the appearance of your path by injecting your personal style into it. Choose colourful pavers and lay them in using detailed shapes or patterns. You can insert spaces between pavers to allow lawn to grow and add more emphasis. Or you can make use of ready materials that have uncommon colours to line up your pathway. The small details count. But they will immediately divert the attention of your guests from the small size of the area.
9. Patterned Pavers
If you want to create a neat pathway for high traffic areas, a better option might be patterned pavers. Create the illusion of space by laying pavers with a diagonal or diamond pattern. This will make your area look elongated because of its shape.
10. Square Pavers and Gravel
A backyard with a symmetrical pattern will look much bigger than it actually is. A common trick is to play with colours and shapes and introduce them into your yard. If you’re not really into lawn, you can always try your hand at gravel. Use square pavers and place gravel or colourful stones between the even gaps to create a bold look. Make sure to select colours that pop out and complement surrounding furnishings.
11. A White Backyard
How do you achieve a white backyard? Create a seating area with white cushions or wood frames painted white. Paint the walls white as a backdrop for your seating area. You can even create a canopied ceiling by draping white fabric over your seating area. Light colours give the illusion of space. The white background paired with light-coloured foliage will create a cool, airy, and spacious backyard.
12. Create Levels
Elevate areas of your yard with raised garden beds or a sunken garden. Steps leading to a different level of the garden can create an aura of mystery. This will also serve as a great way to visually increase the size of your yard. Be sure to blend your hardscapes with plants, though, to give it a softer look.
The ideas mentioned here are only a handful of the ways you can transform your tiny space into a backyard oasis. They all play with colours, shapes, and textures. They will all work with the right blend and proper symmetry.

PROPERTY PREPARATION & HOME IMPROVEMENT:
Swimming Pools and spas...things to consider.
Hello Agent Action Brett Trimboli here for My House Ready Property Preparation Services. Today we're looking at swimming pools and spas whether for renting, selling or home improvement.
Spas and Swimming Pools - Pros and Cons
As the saying goes: everything has its pros and cons. The same is true for spas: the advantages and disadvantages of spas are a real thing, but how much one outweighs the other will depend on your situation and what you’re looking to get out of hot tub ownership.
Let’s start with the pros:
-
It gets hot. Obviously, but even if you put a heater in your pool, a spa tends to get into higher temperatures and is better suited for soaking in them.
-
Spas have therapeutic qualities. You could say the same for pool swimming as well, as water exercise can provide a great workout. But similarly to when you take a spa to soothe muscles or aching joints, the hot water a spa provides can have the same effect - but in style. The jets that come in spas and hot tubs also can be great for relaxation.
-
Your yard may not get as messy during install as it would with a pool. Installing any in-ground feature of this nature is going to cause some disturbance. But the hole needed for a swimming pool is much more significant than that of a hot tub.
-
Spas have lower maintenance costs compared to swimming pools. Less water means less chemicals needed to maintain it.
And here are some potential cons:
-
They’re not very big. Lap swimming isn’t something that’s going to be happening much in a spa (or much swimming at all for that matter). If you decide that you want to try out that new water aerobics routine you saw online, your hot tub probably isn’t going to cut it.
-
They’re more limited in your design choices. Since you’re limited on space, this means you’re not going to be able to get some of the fancy features you might find in an in-ground pool like tanning ledges.
-
You may need to obtain a permit. This will depend on the regulations where you live. Some places may only require a permit if the spa holds over a certain amount of water, so always double check with a builder if you’re considering a hot tub.
Swimming pools are a little different, since they are much bigger than a traditional spa.
Pros:
-
Swimming Pools provide space for you to move and swim freely, but also lounge. How much swim room is available versus lounge space will depend on the design of your pool, but generally speaking, you’ll have much more room than a hot tub regardless of what size the pool is.
-
Swimming Pools create a statement. This isn’t to say a hot tub can’t do the same, but an in-ground pool can be eye catching and give your yard an automatic luxury boost.
- Swimming Pools offer more unique design options. In-ground pools can feature tanning ledges, courtesy ledges, zero entries and more depending on the pool type and what manufacturer you choose.
Cons:
-
You’ll almost certainly need some sort of permit. Similar to spas, the permits you’ll need will depend on your location and any local regulations in place for private residence pools. Your pool builder will often be the best source to find out what permits are needed and if it’s your responsibility to obtain them.
-
Your yard will probably get a lot more messed up during the installation process. When an in-ground swimming pool is installed there is going to be a mess to clean up. The excavating, hauling dirt, plumbing and all other things that go into the install are untidy in their very nature. Your yard won’t look this way forever, and it’s all a means to an end - the end being a beautiful pool.
-
A pool will have higher maintenance costs than a spa. There’s more water to manage and maintain, so you’ll likely spend more on chemicals to keep it balanced. How much you spend on pool maintenance will depend on what type of pool you go with.
Is It Worth having Both?
So, we’ve compared having one over the other, but is it worth having both? Can hot tubs be used as pools? Well…no, not really. But perhaps this depends on how you define pool usage. If you see a pool as a place to sit, unwind and relax, then yes, a spa would certainly be able to serve that purpose. However, you won’t have as much room to swim in a spa as you would an entire pool. It may be worth having both in your yard if you plan on using them for different purposes: for example, you plan on lap swimming in your pool and relaxing after a long day in the hot tub.
Options for Swimming Pools and Spas
Besides getting a pool and spa separately, there are options for combined pool and spa designs. When working with concrete or vinyl which allow for custom designs, you have the opportunity to create a pool with a spa within it if you so desire. Since fiberglass pools come pre-made and pre-designed, you would have to locate a manufacturer that carries a pool-spa combo design in their line. Luckily there's quite a few pool/spa combo options in Australia.

PROPERTY PREPARATION & HOME IMPROVEMENT:
Attics...things to consider.
Hello Agent Action Brett Trimboli here for My House Ready Property Preparation Services. Today we're looking at attics whether for renting, selling or home improvement.
At some point in every homeowner’s life there comes a need for more space. But adding another room or extension can be complicated and expensive. But there is another alternative: an attic conversion. Many Australian homes have large amounts of unused space in the roof cavity. This area may be perfect for an attic conversion.
The most common roof structure in Australia will involve a truss system or rafters and will contain some electrical wiring, perhaps some ducting and pipes and ceiling insulation. The rest is dead space. And there’s a good chance that you can turn that space into an attractive storage area, a loft studio/ office or additional bedroom or living space.
In most cases, an attic conversion will work out considerably cheaper than extending your home. The work will also be less intrusive with less impact on your downstairs living space. You won’t need to remove external walls and open up your home to the weather.
Attic conversions significantly increase your property value. They’ll also make your home easier to market and sell. And, of course the whole family will appreciate that extra room. Whether it’s the teenager craving their own space, the spouse who needs a private home office/ studio, or a spare room for guests and grandchildren. In addition, converting your attic may be the perfect time to install or replace ceiling insulation.
The very nature of attic spaces invites you to be creative and imaginative. There’s something mysterious about an attic; that hidden space above. Use your imagination to create a magical new space in your home.
Imagine having the extra space for the following:
-
Private bedroom with ensuite, separate from the rest of the house
-
Living area — an escape space for the parents or the children
-
Work/Office/Studio — alone at last, now you can get some work done
-
A family rumpus room — games galore, make all the noise you want
-
At last your dedicated home entertainment centre and cinema
By using the space in the roof you can potentially add up to 30% of your floor space. That’s a massive amount of space that you can use as extra storage for those unwanted or little used items. You can never have too much storage, even if it's just to de-clutter and keep your winter clothes somewhere clean and dry for the summer.
Converting an attic or roof space is a serious undertaking because it impacts on major structural aspects of the house. Your roof space may not be suitable for conversion because of height restrictions or the load bearing capacity of your trusses or rafters. If you don’t do your homework you could end up in serious trouble with Council, and your insurance company. So, your first step is to find a professional to work through these issues with you.
Requirements:
Attic conversions are a major renovation and if you intend to use your attic space as a living area then you must have Council permission. If you are simply creating a storage attic with ladder access then you do not need Council approval. Experienced designers can prepare plans for Council and liaise with engineers over structural requirements. Your designers will also be able to work through the height requirements and deal with any heritage value challenges that restrict the outwards appearance of your conversion too.
An attic conversion is a great opportunity to install high quality ceiling insulation if needed. You will also need to install adequate lighting and ventilation. There are lots of skylight, roof window and dormer window options that will open up any attic to an abundance of natural light.
The floor of your attic is another critical area that will have to meet Council and Building Code requirements. A structural engineer may need to assess the load bearing capacity of your attic floor. Additional strengthening elements may be necessary. Electrical cabling and plumbing may run through your ceiling and some work may be needed to ensure safety or for realignment if you’re going to add a shower and toilet.
Access:
Think carefully about how you access your attic space. If it’s just a storage area then folding, telescopic or spring-loaded ladders may be your ideal option. These fold into the trapdoor and mean that you retain all the space that would otherwise be lost to a permanent stairway. There are height requirements around stairway access; you’ll need a minimum of 2 metres of headroom at the top even with a foldaway ladder. A permanent staircase will require 2 metres of headroom the entire length of the staircase.
Flooring:
Don't assume that your existing ceiling will be strong enough for an attic conversion. If you intend to use it as a living space it will need to be able to bear loads of 400kg per square metre. You'll need an engineer to determine the kinds of span distances and other specifications as most roofing span tables only account for the dead loads of the roof and ceiling. Unless your roof structure was designed with a later attic conversion in mind then some strengthening work will probably be required.
Once you have an adequate floor structure then you can have fun choosing your flooring. Timber is always a great option as its natural warmth will reflect the light and make your attic space seem larger, brighter and even more inviting.
Lighting:
You can transform any attic conversion with natural light by adding a skylight, roof window, or dormer window. Dormer windows are a great option but these may be restricted where it impacts on the heritage values of older houses.
The Cost:
Attic conversions can be surprisingly affordable. Of course, it will depend on the size of the conversion, any complications such as lifting the roof, and the materials you choose. In most cases, a thoughtfully designed attic conversion will add significant resale value to your property as well as give you much-needed extra space. Get expert advice including multiple quotes from professionals.
Remember, anyone doing a loft or attic conversion must be a licensed builder. In your budget don’t forget to allow for the following costs:
-
Plumbing & electrical fixtures
-
Carpet or other flooring
-
Council fees
-
Plans and design fees
As a very general rule of thumb you can probably count on spending from $1500 per square metre for your conversion. But this is still very cost effective when you think that a typical home extension costs around $4000 per square metre.

PROPERTY PREPARATION & HOME IMPROVEMENT:
Rumpus Rooms...things to consider.
Hello Agent Action Brett Trimboli here for My House Ready Property Preparation Services. Today we're looking at rumpus rooms whether for renting, selling or home improvement.
The humble home is all about togetherness, but now and then it’s nice to have some time alone. That’s where the rumpus room comes in. Traditionally, rumpus rooms have been a place where the kids can hang out, but now the rumpus room can be a personal haven for everyone in the family. Rumpus rooms are multi-purpose spaces where you can sit back, relax, and enjoy quiet time alone or with the family.
Often called a “recreation room” or “family room,” rumpus rooms are shared spaces that are generally used for children’s playtime, family bonding and relaxing. Rumpus rooms can be any size but are generally as large as a traditional living room, which makes them perfect for group activities and entertaining. In many homes, a rumpus room can serve more than one purpose in the same space – for example, a television and gaming setup for the kids can coexist with a quiet reading nook for mum and dad. Retirees and couples without kids often transform rumpus rooms into social spaces like dining rooms, which are great for dinner parties. Rumpus rooms sometimes feature large furniture and game machines including dining tables, pool tables and hobby spaces.
The name “rumpus room” has become less common in recent times. Many homeowners now call these spacious, versatile spaces the “family room” or “dining room”, depending on their purpose. However, despite being used for a variety of purposes, rumpus rooms are still associated with children and are generally seen as spaces for fun activities and gatherings.
For many families, the rumpus home is one of the largest spaces in the house. This gives you a lot of room to experiment … and a lot of space to fill. Ideally, your rumpus room should be a fun, inviting space that can be used for fun activities and to relax. But creating a space that feels both calm and exciting is a tall order.
If your room is large enough, you should consider adding multiple setups to the same room. For instance, you can design a children’s play area and a quiet reading nook by strategically placing furniture like bookcases to neatly divide each space. This creates a multi-use, “room within a room” design that makes the most of your space — and keeps the kids happy!
Read on for rumpus room ideas that will make your space the perfect hideaway for every family member.
-
Give your kids a unique space to have fun and get creative by transforming your rumpus room into a children’s play area! Not only will your kids love it, but it’ll give them a dedicated room for their toys and games — meaning you’re less likely to find them scattered around the house. Here are some great ways to turn your rumpus room into the playroom of their dreams:
- Add plenty of storage. Be sure to include bookcases, toy boxes and chests to keep toys, games and other activities from creating too much clutter.
- Use wallpaper to add a splash of colour. Make your rumpus room an adventure with vibrant wallpaper that will bring their playrooms to life. Plus, removing wallpaper is much easier than repainting once the kids grow up!
- Build pillow forts and tents. Hide and seek never goes out of style. Pillow forts and tents are both fun and practical, creating a comfortable spot for nap time, playtime and reading!
- Create a reading spot. Even small rooms have space for a narrow reading nook. Fill your child’s new reading spot with colourful bookcases full of their favourite stories and throws, blankets and cushions for maximum comfort.
-
It’s no secret that teenagers take up a lot of room. A rumpus room gives them a space of their own, adding some much-needed privacy — a must-have during those moody teenage years!
- Focus on entertainment. TVs, video games, board games and music are all essential ingredients for a happy teen rumpus room. Make sure your kids have areas to read, play and keep themselves occupied.
- Add a sofa bed. Sofa beds are both comfortable and practical, making it easier for your teens to have sleepovers and late-night hangouts! Plus, lounges are important for your teens to crash out after a long day at school.
- Make room for instruments. If your child is learning an instrument, a rumpus room is a great space for them to practice. It’ll keep budding drummers and pianists from making too much noise near the master bedrooms while giving your teens some of their space back in their bedrooms.
- Include group activities. Hands-on games like air hockey and football tables create spaces where your teenagers can play together and keep each other entertained. But don’t be surprised if a few rivalries break out!
-
So, the kids have moved out and you’ve got some extra space on your hands. Now what? Rumpus rooms open a whole new world of possibilities for your home. From small transformations to big renovations, there are lots of rumpus room options for empty nesters.
- Rumpus rooms make great entertainment areas. Dining rooms are a popular choice, but rumpus rooms can also be attached to outdoor seating areas like decks to create a relaxed, indoor/outdoor space to entertain.
- Discover new hobbies. Create an arts and crafts space for sewing, painting, knitting, model-making, or your hobby of choice!
- Build a home cinema. Make the most of your new space with a dedicated home-cinema setup — or, keep it simple and install a new flat-screen, perfect for unwinding with your favourite home design show.
- Create a new living space. If you’ve got more time and space on your hands, a rumpus room is a great place to catch up on some reading. Many couples add custom bookcases to their rooms to create a quiet, soothing reading space.
-
The last thing you want in your rumpus room is bare walls! This space should feel cosy and warm from the minute you walk through the door — so why not add some character with unique wall art. And consider adding indoor plants to your rumpus room. Indoor plants have more benefits than you think. While they can add colour and life to any indoor space, they have psychological benefits, too. Being around plants helps people feel more relaxed and can help with concentration, improving your memory and attention span by around 20%.
-
If it’s teenage rumpus room ideas you’re looking for, you can’t go wrong with piles of decorative pillows and throw blankets. Teens love to nap and veg out after school and on the weekends, so if your teen needs a space to relax and unwind, then the rumpus room will be their go-to.
-
For mums and dads who need some quiet time during the day, consider combining your rumpus room with a sunroom. When planning your layout, consider placing your rumpus room somewhere with large windows or glass doors so you can bask in the sun’s warmth while you sip your morning coffee.

PROPERTY PREPARATION & HOME IMPROVEMENT:
Carports and Vehicle Storage...things to consider.
Hello Agent Action Brett Trimboli here for My House Ready Property Preparation Services. Today we're looking at Carports and Vehicle Storage whether for renting, selling or home improvement.
It doesn't matter if you're an established homeowner, renting or selling, something that should always be in consideration is the carport. Whether this space is limited to one car, or something more significant that doubles as an outdoor shaded area and/or entertaining space, a carport is a staple of the Australian home.
There are many influencing factors when building carports including the following:
-
Check your local council regulations regarding the installation and requirements for your carport. Councils will often have different guidelines to meet.
-
Check and make sure the quality of the materials used for your carport are of good quality and appropriate strength.
-
Check that the anchoring system of your carport meets safety requirements and is appropriate for your area taking into factors such as heavy wind, occasional snowfall or very exposed areas.
-
Consider carefully the size of the carport you need, factoring in all your vehicles and trucks, along with any future vehicles you will be obtaining. No-one has ever said “I wish I had made my carport smaller”.
Carports and vehicle storage areas come in all shapes and sizes to suit all budgets. When choosing your design remember that the carport should reflect the style of the property. Enhancing the street appeal of your property with a quality carport design will ultimately improve the value of your property. Designing a successful carport requires careful expert planning.
Read on for four popular styles of carport:
-
Gabled End
Gabled end carports are becoming more popular among homeowners due to the functionality (concerning water runoff) and the added roof space they create. Adding a carport that has a gable style is one way to ensure that your new roof matches the composition of your existing roofing system. Gabled end carports are great for Australian residential properties, as they are a creative way to utilise the space.
-
Curved
Perhaps not the most common of roofing styles, a curved roof can add a creative touch to the construction of your carport or vehicle storage space. There are also dome and combination dome designs to choose from.
-
Flat
The flat carport roofing style has had its share of the limelight in Australia for decades. This simple yet effective design suits many different property types. A flat carport is often the choice for those who are merely looking to keep their vehicles protected from the elements all year round.
-
Hip
A hip roof is the most common roofing style in Australian homes. It is easily adaptable for the use of a carport. Amongst the vast majority of conventional roof designs, a hip roof is one of the most popular roofing designs on the market. If you are looking for the perfect blend of design and function, it is difficult to pass up the classic hip roof!

PROPERTY PREPARATION & HOME IMPROVEMENT:
Home office and study rooms...things to consider.
Hello Agent Action Brett Trimboli here for My House Ready Property Preparation Services. Today we're looking at ways to update home offices and study rooms whether for renting, selling or home improvement.
If homeworking has become the norm for you, then it’s probably time to revamp your office space or study room. It’s a place where you probably spend far more time than any of the other rooms in your house. As the weather gets warmer, it’s the perfect time to rethink your office decor.
It doesn’t have to cost a lot to turn your office into a comfortable and inviting space where you enjoy spending time. It can be both functional and stylish with a little bit of careful attention and thoughtful home decor touches. So, if you’re looking to improve your office surroundings and make the most of your space, read on for our top tips.
Let the light shine
Maximise as much natural light as you can and keep your curtains open while you work if possible. If your windows are south-facing, it’s a good idea to have some thin blinds to filter out any direct sunlight. Task lighting is also an important feature. Add a selection of desk lights, standard lamps or wall lanterns as alternatives to bright overhead ceiling lights. This will ensure you always have just the right level of lighting for any time of the day or evening.
Bring nature inside
Some beautiful indoor plants and living greens in your work environment have many benefits. They not only maintain the air quality but can help reduce your stress levels. Plants also alter the acoustics and absorb distracting noises. Plus, they look fabulous. Ask your local nursery for the ideal house plant choices which are easy to care for. Even a corner dedicated to nature is a powerful way to increase creativity and make you feel relaxed and happy.
Keep it beautifully simple
A classic decor design that provides storage space and clean lines is always welcoming and encourages ease of use. When you revamp your home office, try to achieve a spacious, comfortable feeling while allowing enough productive workspace. Choose practical office furniture and storage items with simple lines, however much space you have. Then adding the furnishings and final finishing touches will be straightforward and fun.
Add unique accessories
While your home office needs to be functional, you want it to capture your own spirit. So be sure to incorporate some nice touches that are unique to your individuality. Be as creative as you want, especially if you have a low budget. DIY ideas like recycling old pallets into storage or making a desk from antique wood can add a big splash of personality. Mix and match all the things you love, from vintage accessories to a feature photo or art wall. For office essentials, like a water carafe or desk calendar, choose something with style to complement your space.
A room with a view
If you can, position your work desk where you have an interesting view. It’s better to be staring out into the garden or street than at a boring blank wall. A window is the natural option, but if you can’t move your desk, use a standing mirror to create a lovely reflection. If your home office is a windowless space, there are still some solutions. Hang a beautiful wall accessory above your desk, create a picture gallery of favourite prints, or move your chair so it’s facing the door.
Clear your clutter
One of the easiest ways to improve your office is to collect and organise any clutter. Make some small storage boxes and tidy away papers and files, books and computer equipment. Make use of height with multi-level shelves. Use trays or pen organisers to keep your small essentials on hand without cluttering your desk space. Untangle cords and cables that take up valuable space and wrap them using Velcro strips. It’s the little things that will make your home office a place to linger and feel inspired to work.
Make a statement
A fabulous addition to your new home office is one multi-functional centrepiece you adore. It will add the ‘wow’ factor and be a special item that makes you happy while you’re working. A big, beautiful armchair is a perfect choice or a colourful ottoman which doubles for extra storage. It can be as simple as a large sheepskin rug for your work chair or an impressive candelabra instead of a standard lamp. They all create a warm space that’s cheerful with a hint of luxury.
A common trend in home offices is to convert an existing underutilised space of your home into your home office, be it your garage, attic, or spare bedroom. However, if that is not an option for you, there is always the possibility of extending your home. From renovating existing areas to building completely new ones, it is important to create a workspace that fills your specific needs, keeping you productive and efficient.

PROPERTY PREPARATION & HOME IMPROVEMENT:
Lounge rooms and living spaces...things to consider.
Hello Agent Action Brett Trimboli here for My House Ready Property Preparation Services. Today we're looking at ways to update living spaces whether for renting, selling or home improvement.
Every vendor wants to have their home looking in the best shape possible when selling or renting. The living room is usually top of the list when it comes to first impressions. But it can often be tricky knowing how to stage your furniture, style living rooms and make best use of your living space.
Styling for sale isn’t the same as srtyling for for living. Selling isn’t about creating a space that’s cosy – its about decluttering, brightening and making rooms look larger. If you want get your living room looking fabulous on open days but don’t want to break the bank, here are five simple tricks to follow.
Open up the space
Where and how furniture is placed can really change the look and feel of a living room. The first step to clever staging is to try and open up your living space. Clever positioning of objects and furniture can make a room look bigger and prevent potential buyers from bumping into things. Reposition your furniture and remove anything unnecessary. The aim is to make your space look as large as possible.
Centre the artwork at eye level
Paintings can fill an empty wall, making the space look bigger. Art can really change a room’s whole appearance, adding colour, personality and interest. A vibrant picture can brighten up a room. A darker piece may complement your furnishings, especially if they’re neutral in colour. Having the artwork at eye level is key for full maximum effect.
Introduce soft furnishings
Think about which colours suit and complement the room. You don’t have to spend a fortune to completely change the look of your living room. Introduce soft furnishings like cushions, lamps, rugs, accessories and throws. They’re a great way to introduce a colour scheme into the home in a subtle but effective way.
With cushions as cheap at $12 it’s also an affordable way to update your living space. Or invest in some classic key pieces which will hold their value and look great in any home.
Allow natural light in
Ideally, your living room should be filled with natural light. While having a darker room with dimmed lamps and candles may seem cosy for an inviting living space, you’ll be better off having your living room as light and bright as possible when selling or renting. The brightness of a room opens up the space and makes it appear larger. So open all the blinds to maximise the natural light in your living room.
Increase the wattage of lamps
To make your living room the brightest it can be on a dark day, turn all lights on during home opens. And to ensure the best lighting, change all light globes over to the highest wattage possible to really brighten up your living room.

PROPERTY PREPARATION & HOME IMPROVEMENT:
Bedrooms...things to consider.
Hello Agent Action Brett Trimboli here for My House Ready Property Preparation Services. Today we're looking at ways to update bedrooms whether for renting, selling or home improvement.
Bedroom remodels are a winning prospect in so many ways. Unlike kitchens or baths, bedroom remodels require very little complicated, invasive work. You'll have no plumbing pipes to run or large appliances to purchase and install. While you might want to add a light or two, bedrooms are more about paint, fabrics, window treatments, flooring, wallpaper, and other lower-cost, DIY-friendly materials.
Another plus is that bedroom remodels can be a positive return on your investment. Expanding upward or outward to build a new addition or bedroom often represents a low net return because your initial investment is so high. But rehabbing and redecorating an existing space is vastly cheaper and faster to accomplish. After all, there's a reason why house stagers focus so much attention on making bedrooms look just right: Along with the kitchen, the bedroom has a personal, intimate appeal with most buyers.
Improve A Bedroom Mood With Lighting
Most homeowners focus their attention on kitchen lighting or bathroom lighting. Bedroom lighting often falls to the wayside, being relegated to a dismal switch-controlled ceiling light and a lamp on a nightstand. Instead of thinking of single set-pieces, think in terms of a combination of light sources. Start with the ceiling light—a switch-controlled light is typically required by code—and replace the old shade with a fun, eye-catching new shade. Or grace your high bedroom ceiling with a chandelier or an oversized shade. Rewire the wall behind the bed for space-saving wall light sconces that are perfect for reading in bed. Putting the bedside scones on a dimmer switch helps set the mood when you're done reading. Contemporary style bedrooms look fantastic with retro track lighting. Track lighting is flexible, allowing you to slide the fixtures down the track as well as swivel them to the perfect position.
Improve Bedroom Comfort With New Flooring
Bedroom flooring should communicate a sense of warmth, safety, and coziness. Hard flooring options such as ceramic tile are recommended only in areas that experience high humidity and moisture. Otherwise, think in terms of soft floors that are friendly to bare feet, such as wall-to-wall carpeting or an area rug over wood or laminate flooring. Engineered wood flooring, a hybrid of stable plywood and a hardwood veneer, can be installed with feet-soothing radiant heat coils underneath. Wide plank flooring available in solid hardwood, engineered wood, and laminate adds an air of dramatic grandeur to any primary bedroom.
Favorite bedroom flooring options for warmth and comfort include wall-to-wall carpeting, wood or quality laminate flooring with area rugs and cork flooring.
Another upcoming bedroom flooring choice is a vinyl plank. Vinyl traditionally has been a thin, cold material best reserved for kitchens or bathrooms. But thicker vinyl plank flooring with a solid core feels warmer. Plus, it's friendlier to bare feet than ever before. Deep embossing also gives some types of vinyl plank flooring the look and feel of real wood.
Quality bedroom flooring sets the tone for relaxing evenings in bed, followed by deep, restful sleep. Home buyers place a high premium on good bedroom flooring, but always make sure that the flooring also works for you.
Add Personality to a Bedroom With Character Touches
Do you want your bedroom to have character? While overtly themed bedrooms are for children, bedrooms with nuanced personalities turn heads and turn the room from a sleeping-only zone to a destination. With most bedrooms, only a light touch is needed to create a certain look. Creating a tropical bedroom can be as easy as buying a canopy bed, adding bamboo window shades, and adding a ceiling fan. For a sophisticated island look, keep it simple with plants and pillow accents. Other popular bedroom styles include shabby chic, Tuscan, Hollywood Regency, and contemporary.
With bedrooms, it's easier and lower cost to follow the latest bedroom trends than trends in rooms like baths and kitchens with pricey materials that are difficult to change out. Or keep it simple and stick with tried-and-true favorite bedroom styles.
Liven Up The Bedroom With A New Paint Scheme
Following color trends can be frustrating since they don't always match colors that you love. So what should you do? For a newly purchased home or a home that you don't expect to sell for a couple of years, paint your bedroom interior any color that speaks to your heart. It's not worth painting the bedroom a certain color just for the sake of trends or a sale that might happen years from now. Bedrooms, along with hallways, living rooms, and dining rooms, are the easiest room in the house to repaint. But for an upcoming sale, consider following the latest color trends when painting your bedroom. It's an easy, low-cost project that will take only a day or two to complete.
If following color trends does not suit you, aim for darker, more relaxing colors in large bedrooms. Conversely, small bedrooms benefit from space-making light color schemes that use pastels, grays, or neutrals.

PROPERTY PREPARATION & HOME IMPROVEMENT:
Concrete Cleaning...things to consider.
Hello Agent Action Brett Trimboli here for My House Ready Property Preparation Services. Today we're looking at concrete cleaning and what a difference it can make to the appearance of your property.
In most cases concrete is a durable, long lasting product without the need for much maintenance. So it often raises eyebrows when the subject of maintaining concrete is brought up. Unsealed concrete might look tough, but it is actually a very porous material making it prone to staining from oils, grease, grime, chewing gum, chemical spills, tire marks and mould.
Properly maintaining concrete, however, can greatly extend its life and beauty. Oil stained, grimy plain concrete can look clean and bright again. Even after years of enjoyment, faded and dirty decorative concrete can be refreshed to look good as new. Properly maintaining the concrete protects your investment, particularly if you've taken the initiative and incurred the expense of pouring decorative concrete.
Due to its porous surface, old concrete can be very difficult to clean without the proper equipment. Cleaning concrete can be one of the hardest do-it-yourself jobs around your property.
You can clean mildly stained concrete yourself with bleach, water, and 1/8 cup of dishwashing liquid. Vinegar is also good for mildly soiled (equal parts vinegar and water) patios.
However, pressure washing is by far the best way to clean exterior concrete. Because of its durability, concrete can take a higher level of water pressure than other materials like vinyl or tile. Professional pressure cleaners can clean through the toughest stains on your concrete with ease. The use of high pressure hot water removes the need for chemicals and in most cases can fully remove all traces of grease, oil and graffiti.
Keeping concrete looking like new consists of four steps:
-
Cleaning Concrete on a Regular Basis (at least once per year)
- To remove normal dirt and grime build up
- To remove rust or other stains
-
Repairing Cracks in Concrete
- To maintain a structurally sound surface and minimize water intrusion through cracks, which can cause problems with the sub grade.
-
Sealing Joints in the Concrete
- To minimize water intrusion through the joints
- Eliminate dirt collecting in the joints
- Eliminate weeds sprouting up through the joints
-
Sealing the Concrete Surface
- Repels water
- Dust proofs the surface
- Provides resistance to abrasion
- Makes the concrete resistance to UV sunlight

PROPERTY PREPARATION & HOME IMPROVEMENT:
Styling...what to consider.
Hello Agent Action Brett Trimboli here for My House Ready Property Preparation Services. Today we're looking at styling and how important it is when selling or renting your property.
Why Property Styling Is Important
Selling your property is one of life’s major milestones. It can be stressful, emotional and expensive. Your house already looks nice. Do you really need to outlay additional money in property styling fees? The answer is YES.
When you style or stage your home for sale it will appeal to a wider audience and attract more buyers. More buyers lead to quicker sales and maximum profits.
In a challenging buyers’ market, when 70% of prospective buyers will browse options online before inspecting houses, it’s never been more important to professionally present and photograph your property to stand out from the crowd.
According to research, property staging your home can boost the final sales price anywhere from 7.5% to 12.5%. Research by The Real Estate Staging Association confirms that professionally styled homes attract more interested parties and spend 72% less time on the market.
What Property Stylists do:
Using a range of presentation and interior design techniques, curated and placed furniture, homewares and artwork, professional property stylists help your home maximise its value, improving the appeal of your home to the largest amount of target buyers possible.
Top 5 Property Styling Tips:
-
De-stress and de-clutter
Over the course of a lifetime, we accumulate a LOT of stuff. Take it upon yourself to jettison anything that is not functional or sentimental. We recommend that all our home styling clients sort everything into three piles: keep, store, donate/throw away. This can be tough, so enlist an honest friend to help separate the wheat from the chaff.
-
Keep it light
You should steer away from dark colours (even though they can make a room seem cosy). A bright paint job can instantly open up a room. For this reason, we also make sure the room is well-lit, moving any obstructions in the way of natural light and investing in good-quality ambient lighting.
-
Stay Neutral
Go for a neutral colour scheme. Neutral colours can give just as much depth and interest as bright or bold ones. Neutral colours are also calming, easy on the eyes and show off bright accents better. You can dress them up for each season, and they never go out of style.
-
Comfort First
It could be the most beautiful home in the world, but if it’s not liveable it’s missed the point. Even the most modern designs need to be comfortable first. Plus, it always looks luxurious to layer up plush cushions and throw rugs (throw in a scented candle or two and you’re in business).
-
De-personalise
Property styling aims to have potential buyers envision themselves living in the home. What we don’t want them to do is walk in and see the property purely as someone else’s home. For this reason, it’s important to remove any family photographs or that antique cabinet gifted by your grandmother. However, in saying this, homes are a bit like people: without a personality, they are just dull. So, don’t forget to inject the character with artistic prints and textured furnishings.

PROPERTY PREPARATION & HOME IMPROVEMENT:
Drainage...what to consider.
Hello Agent Action Brett Trimboli here for My House Ready Property Preparation Services. Today we're looking at drainage and how important proper maintenance is to your property.
Why Drainage Maintenance Is Important
No matter how seemingly efficient a drainage system is, there comes a time when maintenance is necessary. Like all other systems, drains experience some wear and tear. Both outdoor and indoor drains have an equal chance of problems. Timely maintenance and cleaning can help with keeping your drainage in check and working well. Yes, it's dirty work and troublesome at times to engage a plumber every few months. But here are five reasons why drainage should be maintained regularly:
-
Preventing serious drain clogs
Many things can enter your drain and clog it up. Drain debris could be things like hair, soap scum, grease, and even coffee grounds. There are also reports of tree roots clogging drains due to cracks in the pipe allowing tree roots to grow inside. Even drain grates are unable to filter out small debris. The grates can sometimes even be the clog themselves, with debris clogging up all the drain cover openings. To repair these problems can be expensive and time consuming. Fortunately, frequent checks and maintenance can reduce the chances of a significant clog. Regular cleaning and inspection helps to minimise debris. It can also help extend the lifespans of drainage accessories like pipes, catch basins, and drain grates, which are prone to permanent staining from dirt and grime.
-
Reduce lingering odors
A lingering stench is one of the few signs of under-maintained drainage. Over time, debris or mold stuck in any drain accessory tends to produce a foul smell. In some cases it can also trap sewer water, adding to the smell. If left uncleaned, the odor could become all pervasive in the area. Luckily, a good wash down and clean can get rid of the smell in no time. Drain grates should be cleaned as well, as mold and dirt can build up on the underside or between the openings. A good clean also guarantees indoor spaces are odor-free and avoids potential back flow of sewer/toilet water into the indoor areas.
-
A safer and cleaner outdoors
What happens indoors can happen outdoors as well. When outdoor drains get clogged, water retention problems can occur. For one, they become an ideal insect breeding ground. A built-up puddle of water with wet surrounding soil is a perfect breeding spot for insects, especially mosquitoes. That same body of water can also make floors slippery, posing a danger to anyone using that outdoor space. The surrounding landscape can also be affected. Plants might die off and the surrounding soil could erode due to the presence of excess water. If a small body of water starts forming, it's best to do some quick checks and clearing. An emerging water puddle indoors or outdoors can be an early sign that a block or restrain may be present somewhere in your drainage.
-
Keeping your drainage clear
Whilst a drain block might create early warning signs, sometimes there are no signs at all. When it comes to drainage problems, prevention is better than cure. Frequent checks and maintenance can help offset later problems that might prove more expensive to fix. It is also worth noting these potential issues when planning a drainage system for buildings. A well-planned drainage system can minimise maintenance costs. Consider having more access points to pipes and drainage accessories and placing them in easy to reach areas.

PROPERTY PREPARATION & HOME IMPROVEMENT:
Ensuite bathrooms...what to consider.
Hello Agent Action Brett Trimboli here for My House Ready Property Preparation Services. Today we're looking at ensuites and how they can improve the value of your property.
Is there such a thing as the perfect ensuite bathroom? Most people don’t think about it until they have to design one in a small space. Sometimes getting the layout right can be tricky.
No matter what space you have to work with, here are tips on creating the perfect ensuite bathroom.
Consider your needs
The ensuite is the space you will retreat to away from the family. What features do you want to incorporate for your relaxation? A shower, basin and toilet are typically standard in an ensuite. If you’d like a bath, can you fit one in? If not, are you happy to compromise using the bath in the main bathroom? What other fixtures can be installed which would better suit your needs instead? Can the toilet have its own separate room and door? Can the shower space be doubled? Make a list of must haves and compromises for your ensuite.
Double up
Should the vanity have a double basin or single? This can depend on the space in the bathroom for the vanity. A double basin will require a longer vanity, reduce bench space and cost more to install. However, it can make the ensuite dual-use. If you can live without a double basin, would a double shower work better for your needs?
Wall-mount fixtures
To make an ensuite look bigger, wall mount the vanity and toilet pan. It gives the illusion the fixtures are floating off the floor and can make the bathroom look more spacious.
Design the shower at the end of the room
Ensuites are typically narrow rooms. To make the most of the space, put the shower at the end of the room. This can help with drainage and gives you more freedom with the drain design and placement. The end of the room provides the wall enclosure for the shower and a single glass panel is all that is needed to keep in water spray.
Bring in natural light
A window is ideal for introducing natural light into the ensuite. If this is not possible, consider a skylight. An outdoor opening is also important for ventilation. Alternatively, an exhaust fan can be incorporated if the window or skylight is purely for natural light purposes only.
Less is more
Don’t over fill the space. Simple is best and will encourage an open feel in the ensuite. A toilet, vanity/basin and shower are essential. For anything else ensure that there is enough space, not just for the installation but also for aesthetics and ease of movement.
Harmonise with the main bathroom
The ensuite and main bathroom should have a continuity of styles. They don’t necessarily have to match each other but if they were placed next to each other, they would look harmonious. Choose similar features like taps of the same colour, similar bench material or floor tiles.
Choose a neutral colour scheme
A neutral colour scheme will not only ensure the ensuite won’t date quickly, but will also work with the master bedroom. Neutral tones are generally lighter, which can help the ensuite feel more open if it’s a small room.
Don’t skimp on storage
Often more storage is needed in the ensuite than a main bathroom. Here are some tips to include more storage in your en-suite to make it functional:
-
Opt for a vanity rather than a wall-mounted basin
-
Incorporate a medicine cabinet behind the mirrors
-
Add shower niches or an alcove for holding products
-
Utilise baskets under wall mounted vanity
-
Add shelves for vertical storage
Select top quality taps and hardware
The bathroom and ensuite get used every day. It makes sense to choose the best quality tap ware and hardware you can afford. Consider electroplated taps when choosing a coloured tap. Always check the warranty and availability of parts and service on your brand of tapware. And don’t forget the hardware. Ideally, hardware like robe hooks, basin wastes and towel rails should match the taps. If you can’t match them, go similar or choose a contrasting colour.
Inject clever colour
Colour can add interest to an ensuite bathroom. To create personality, add splashes of colour through tap ware, a concrete basin, the floor or wall coverings or soft furnishings like the towels and a bath mat.

PROPERTY PREPARATION & HOME IMPROVEMENT:
Driveways...what to consider.
Hello Agent Action Brett Trimboli here for My House Ready Property Preparation Services. Today we're looking at driveways and how they can improve the value of your property.
When it comes to driveways there are lots of different options.
Concrete driveways are certainly one of the most popular driveway styles. The durable nature of concrete makes it a perfect material to use for a driveway. It is capable of standing up to regular use, and you won’t even have to worry too much about maintenance. When you have a concrete driveway installed by skilled professionals, it is going to stand the test of time. You won’t have to address many issues and it will be reliable and functional for many years. A downside of concrete driveways is that they can stain easily, especially with oil.
Asphalt is another common substance used for driveways and has several advantages. Asphalt has a vibrant black appearance that makes the driveway look clean and presentable. Asphalt driveways are very inexpensive to have installed and can save you a significant amount of money. This is going to be one of the most cost-effective solutions to consider when you’re in need of a new driveway. Asphalt driveways are very high quality as well, so you will be getting an excellent driveway for your money. However asphalt driveways aren’t as easy to maintain as concrete driveways. You'll need to have fairly regular maintenance performed if you want it to stay in good repair. The surface of these driveways can crack and these cracks will need to be patched up expediently. Luckily, this isn’t too difficult to do. You can potentially purchase the materials and perform the task yourself. If you don’t want to have to bother with performing maintenance or hiring someone to fix things up, then you may be better suited to choosing a different type of driveway.
Brick probably isn’t the first material that comes to mind when it comes to driveways, but brick has character and can make for a very beautiful driveway. If you want to have a driveway on your property that is going to turn some heads, then choosing brick isn’t a bad idea. It will give your property a classic appeal that will make it unique in your neighborhood. You need to make sure that brick driveways are installed properly, though. If anything is done improperly, then you’re going to have a rough time trying to use it. You want it to look good and function well, so, in most cases, you will want to hire professionals to install this type of a driveway. Be aware that brick is an expensive material to work with. If you decide on brick for your driveway be prepared to pay a premium price. The benefit is that it could potentially last for several years, perhaps even decades, if the driveway is installed really well.
Gravel driveways have become a popular option for people who live in rural areas. It can be a simple way to upgrade from a dirt driveway and installation doesn’t require too much expertise. Generally gravel driveways can be installed very quickly and are usable pretty much right away. Many people choose to install gravel driveways themselves, but it is also possible to seek out professional installation if you choose. The problem with gravel driveways is that they don't have much longevity. Gravel is a loose substance and you are going to lose a lot of it over time. This means that you are going to have to periodically replace the gravel in order to maintain your driveway, likely every year or so. Thankfully, gravel isn’t outrageously priced and you can purchase new gravel without having to break the bank.
Driveways are one of the most used areas of your house, often overlooked until they stain or crack. Give them the attention they deserve by making repairs quickly. Not only can you extend your driveway’s life and appearance well into the future, you can save money in the long term. Consider these tips for proper asphalt and concrete driveway care:
-
Prevent cracks
For driveways, prevention means sealing concrete annually and sealing asphalt every few years to prevent water from penetrating, freezing and cracking. Tree and shrub roots can cause cracks by pushing up from underneath. The solution is to remove trees near drives or have their roots trimmed away. -
Fill cracks
If cracks or holes do appear, patch them immediately. Use a masonry chisel to remove loose materials and brush out the debris before applying a crack filler and patching compound. After the compound dries, seal the entire driveway. Ensuring your driveway is smooth and level may also help reduce tripping accidents when guests visit your home. -
Minimize water on the driveway
Clear a two to three-inch strip around the edges of the driveway to provide a runoff area for snow and water to reduce its chances of penetrating the surface. Also, ensure that downspouts empty into the yard rather than onto the driveway. -
Protect the edges
Believe it or not, driveways aren’t designed for heavy trucks. Edges are particularly vulnerable, chipping under excessive weight. So make certain that your car is parked away from the edges and that construction vehicles never park there during house remodeling projects. -
Clean your driveway
Removing stains caused by motor oil, radiator fluid and similar substances affects more than your drive’s appearance. Motor fluids can penetrate up to a quarter inch in concrete and can soften asphalt. Use non-clumping kitty litter to absorb fresh oil, followed by grease-cutting dish washing detergent and warm water. For older stains, try scrubbing the stain repeatedly with grease-cutting, biodegradable cleaners. Be sure to use a regular scrub brush. A wire brush can damage the driveway’s surface.
Make the most of your home with a clean, well-maintained driveway. It not only enhances curb appeal, but lasts longer than drives that are ignored. A little maintenance now can bring big returns later.

PROPERTY PREPARATION & HOME IMPROVEMENT:
Water Features...what to consider.
>
Hello Agent Action Brett Trimboli here for My House Ready Property Preparation Services. Today we're looking at water features and how they can improve the value of your property.
Water features can be both indoors and outdoors. If you're looking at selling a property, a water feature will add a beautiful atmosphere and increase it's value.
If you're planning to stay and enjoy your property, a water feature can offer significant health benefits too. It could be an outdoor water feature or something flowing gently down an internal wall. It all depends on the type of atmosphere you plan to create.
If you're planning to rent out the property, you probably don't want to invest in a water feature unless it's a high end exclusive property.
Water features can make for a beautiful, tranquil setting. Indoor water features can improve your sleep and concentration. Outdoor water features can turn your backyard into an oasis. However, like most things in your home, your water features will need a good clean to keep working correctly and looking their absolute best. From ornate, unique designs to simple fountains, you will need to keep everything clean to maintain its working order.
Cleaning a fountain or other water feature may seem daunting, but it doesn’t have to be, especially if done regularly.
Why does my water feature need a deep clean?
With flowing water, you may think there is not a lot of build-up or dirt, debris and algae, but that is not true. Things can easily get clogged and look dreary. You should be cleaning your water fountain every one to two months to keep it running and looking great.
Smaller fountains will need to be cleaned more often while large fountains can usually be done every other month. This is because smaller fountains have less water to dilute algae and therefore build-up is greater.
What you need:
-
Non-abrasive scouring pad
-
Bucket of water
-
Mild soap or cleaning solution
-
Water clarifier or algae preventative
-
Clean rag
-
An old toothbrush (One you will never use again…you’ll see why!)
-
Water feature cleaning solutions
How to clean water features:
There are a few different aspects of water features, and each will need their own type of care. For the fountain itself, turn it off and take out anything within the fountain like stones and clean them individually to ensure there are no lingering algae on them.
Remove the pump. Empty all the water from the fountain. Some large fountains can be emptied with a shop vac.
Use your non-abrasive sponge to clean the inside of the basin/pan using your choice of cleaning solution and bucket of water to rinse. Scrub away until you have gotten rid of all the algae and white scale build-up. Once cleaned, rinse off with a water rag to wipe off all the soap.
For the pump, take it to a sink for an easy clean. You should be able to remove the backing and see the propeller. Use a toothbrush to get into the crevices to wipe away grime gently. Put it under running water to help flush it all out. If you can remove the tubing easily, then do so and rinse with warm running water.
When done, you can put it back together and back onto your clean fountain. You may want to use a solution in the water to help prevent any white scale or algae build-up.
If you don’t have a fountain yet because you’re worried about the maintenance, as you can see, it can be relatively easy and will provide you with something very special added to your garden or indoor space.

PROPERTY PREPARATION & HOME IMPROVEMENT:
Verandahs and Patios...what to consider.
>
Hello Agent Action Brett Trimboli here for My House Ready Property Preparation Services. Today we're looking at verandahs and patios. How do we improve our home's verandah and patio, whether we're looking to sell, rent or just enjoy living in our own property?
Patios and verandahs make great entertaining areas in the warmer months and provide sanctuary in the cooler months. Just like the inside of our homes, our patios and verandahs need some tender, loving care to keep them in tip-top shape. Spring is generally the common time for large indoor and outdoor cleaning, but did you know there are different tips to clean your verandah and patio for any season?
Winter patio maintenance and cleaning
Chances are, you’ll probably be using your patio less than in the warmer months.
Here’s some patio ideas for winter and when your patio isn’t in regular use:
-
Set aside large outdoor furniture and place in a dry and cool area like a garage or shed
-
Similarly, set aside smaller outdoor items like coffee tables, pillows and rugs, placing them indoors preferably
Spring patio maintenance and cleaning
Spring is the ideal time for cleaning the house from top to bottom, and that includes your patio. Now is the time to bring out all the patio furniture you may have put away for winter storage. But before you do, do this first:
-
Sweep, sweep and sweep any debris from your patio flooring
-
Use some mild cleanser (like warm soapy water), and get scrubbing
-
Spray any visible weeds or insects
-
Consider a pressure washer cleaner for stubborn dirt and patio flooring stains
-
If you have decking as your patio flooring, a clear sealing/re-sealing is a great maintenance measure to maintain the look and lifespan of your patio.
Summer patio maintenance and cleaning
Summer has arrived and that’s your verandah and patio’s best friend. You may think it’s impossible to keep on top of patio maintenance and cleaning during summer, but it’s not. Here are some maintenance and cleaning patio ideas for summer:
-
Remove those pesky weeds
-
Inspect for any potential damage such as rotting
-
Keep up the regular spray and wipes for guests, outdoor activities and lazy summer weekends
Autumn patio maintenance and cleaning
Autumn is the season just before the winter chills hit and the sunshine fades away. While the weather is still agreeable, here are some patio ideas for autumn cleaning and maintenance:
-
Trim trees, bushes and plants in nearby proximity
-
Keep on top of fallen leaves and other outdoor debris
-
Give your verandah/patio roof a rinse with a high pressure water cleaner. Be mindful to avoid using harsh chemicals if you have an insulated patio roof
-
Check for patio like mould growth, particularly in damp or humid sections
-
Get a head start before the winter chills set in.
Verandahs: when to repair and when to renovate
Verandahs provide homeowners with a roofed platform along the front and sides of their homes to relax on to enjoy the outdoor area of their homes. Over the years though, these platforms begin to show wear from daily use and you'll need to decide between verandah repairs and renovation services. If you are facing this situation at the moment, read on for some guidance on when a repair will do and when you should consider a remodel of your verandah instead.
Conditions That Call for Repairs
The following conditions only call for repairs to the verandah:
-
Minor leaks on the roof are reparable in most cases without the need of a major overhaul.
-
When only a small number of boards on the flooring require replacing, there is no reason to tear the entire verandah out to remodel it.
-
If a fresh coat of paint is all that is necessary to rejuvenate this platform.
-
A support beam is a structural item that is simple to repair or replace without a complete remodel if only one or two require attention.
-
The gutters and downspouts need repair to ensure that the rainwater drains away from the base of the verandah.
-
Repairs also are adequate when only one portion of the railing needs replacing.
When Renovation Is the Only Answer
If a combination of the repairs above is necessary simultaneously, the entire roof needs replacing or the foundation of the verandah is in unstable condition, it is time to renovate. When you require multiple repairs at the same time, it is often cheaper to tear out and redo rather than perform each repair. Another reason for remodeling this platform, though, is when your present verandah is of an inadequate size for your needs. With a different design, you can enlarge your verandah to gain enough space for you and others to enjoy in a comfortable, non-cramped manner.

PROPERTY PREPARATION & HOME IMPROVEMENT:
Shedding...what to consider.
>
Hello Agent Action Brett Trimboli here for My House Ready Property Preparation Services. Today we're looking at sheds and shedding. How do we improve our home with shedding if we're looking to sell or rent out or just enjoy the space a bit better?
You don't have to be a bloke to enjoy a good shed. Sheds are for storage. But they can also be converted into rumpus rooms and workshops. They protect your car and other vehicles. They're great for storing vehicles that may not get out into the open very often, like classic cars.
Certainly sheds and shedding are a bonus if you're looking to sell the property or clean it up a little bit. And you have the benefit of extra storage space.
A shed is an integral part of the garden. But it’s important to take care of it if you want to prolong it's life. The tasks involved in keeping it healthy aren’t always lengthy, however constant care is required to ensure its life is lived to the fullest.
9 Tips To Maintaining Your Garden Shed:
1. Treat The Wood Regularly
This is particularly important during the winter months as the cold and wet weather can have a serious effect on the wood. This would be especially true of sheds that haven’t had a fresh lick of paint in a few years. You should ideally plan to treat your shed within the first six months of its life in your garden, and then every twelve months or so from thereon. It is advised that you treat your shed before the start of the autumn months when the weather gets colder.
To treat your wood properly you will need to find out whether your shed has had an oil or water preserve on it. This can be difficult to work out if you weren’t the original owner, so if you are unsure, just sand the wood back a few layers and start from scratch with a couple of new coats. It’s not advised to combine oil and water preserves as the topcoat will flake and then fall off.
Oil and water preserves work in different ways too. The oil would seep into the wood whereas the water preserve would seal it from the outside. They are both perfectly viable options provided you buy a high quality mixture.
2. Repair Any Holes
While you plan to treat the wood, you should have a lookout to see if any of the panels are falling away. If there are any loose boards they will not put up much of a fight against the wet weather, which can damage the insides of the shed, so you will need to fix them. Even if they look quite minor they can be much more serious in the cold, wet and windy winter weather.
3. Lubricate The Hinges
This is one of the weakest points on the shed so you should take extra care. The hinges can seize up after a while so you should keep them well lubricated just to make sure you don’t have any issues. Super-gluing the hinges to the door will provide extra strength and security, as potential intruders would struggle to prize the door from the hinges if it’s secured down.
4. Check And Replace The Roof Regularly
The roof will probably require the most attention and you should ideally check it every year or so. You should be quick to remove any leaves as soon as possible, and ensure that the felt pins are still secure without any rips. It’s worth replacing this every few years just to make sure your shed is fully protected from the rain.
5. Be Wary Of Nearby Plants
You should be careful to make sure that there aren’t any trees or plants left in contact with the shed. This can affect the airflow, which helps the timber to dry out after rain spells. Overhanging trees and branches can also damage the roof so it is worth making sure the plants are well clear.
6. Clean Out The Insides
Every now and then it’s worth giving the inside of your shed a clean up. Certain items like bikes or golf clubs can soak up a lot of moisture, which, over time, can be harmful to the shed. This is also a good time to check that the shed still has a good amount of ventilation underneath, otherwise this can lead to a buildup of damp and mold which can affect the wood.
7. Make Sure Windows Are Secure
After a while windows can develop damp as a result of condensation. It is therefore very important to make sure the windows are well looked after. A quick coat of wood treatment will stave off this problem but you will need to be sure that you reapply the treatment every so often. If the windowsills are already damp, you will need to dry this out before you apply the treatment.
8. Check For Rust Or Mould
This depends on whether the shed is made from metal or wood. It is important that you diagnose issues early, as this will help you fix it without any major problems. The longer you leave problems, the harder it will be to repair, which may mean you will need to replace the entire shed altogether.
9. Repaint If Necessary
This final point may just be cosmetic, however keeping the paint topped up every so often is important to the overall look of your garden. There are a large number of options available on the market, however you should find one that will compliment the overall look and feel of the garden.

PROPERTY PREPARATION & HOME IMPROVEMENT:
Roofing...what to consider.
>
Hello Agent Action Brett Trimboli here for My House Ready Property Preparation Services. Today we're looking at roofing. How do we improve our home with roofing if we're looking to sell or rent out or just enjoy the space a bit better?
The roof of your house is the first line of defense you have against the elements and any other threat from above you. The importance of the roof to the safety and health of your family cannot be understated.
Therefore, you need to take as good care of your roof as possible. There are times that only roof repair will be required but in other cases, a replacement will be necessary. The best way to improve the roof of your house is to be constantly aware of any issues it has. The following tips should also help you improve the roof to a significant degree:
1. Regular Checks
First and foremost, if you want to easily improve your house roof then you will need to check it regularly. If you know the state of your roofing, then you know what needs to be improved. If you have a ladder or an access point on the roof, use it to check your roof for any issues. Doing so at least once a month should be enough to ensure that the roof is in fantastic shape.
Therefore, have a day when you thoroughly check the roof for problems both from the inside and outside marked on your calendar. If you are not available, have a friend or relative check it.
2. Spray
Of all the places we clean in our houses, the roof is probably the last place you think of when cleaning. However, the roof is the part of the house that is exposed to the most dirt and debris of any part of the house. At least once every six months, you should climb onto your roof using a ladder and spray it with a hose. You should ensure you do it from all four walls so that you don’t miss a thing. A regular spray will ensure that most of the debris such as stones, branches, and other materials are cleared from the roof. It is especially important to remember to do it during the summer as it can be very dangerous to do so during winter.
3. Clean the Gutters
Every roofing expert will tell you that if you want to elongate the lifespan of the roof, you need to clean the gutters. They are a part of the roof that are especially susceptible to damage. Clogged gutters are the most common source of roofing leaks. The reason is that uncleaned gutters lead to a build-up of water when it rains. You should check your gutters for fallen branches, dried leaves, and even dead animals. Cleaning the gutters will also help you collect clean rainwater which can be very useful.
4. Proper Ventilation and Insulation
If you want to improve your roof, then you have to improve the roof’s ventilation and insulation. There are plenty of benefits to doing so as well. Proper ventilation of the roof allows cold air to enter the attic and also lets out warm air when it builds up in the house. On the other hand, insulation helps to retain the heat within when it is cold outside. The combination of the proper ventilation and insulation prevents the accumulation of water which can damage your roof and result in rot, mold, or other structural issues.
5. Improve the Materials
Most homeowners still have the same roof that they found when they moved into the house. Though, it might be in good shape, if you want to improve it then you should have better materials. There are certain roofing materials that are more suitable to certain environments than others. For example, metal shingles might be great for temperate regions than clay shingles. Moreover, the roofing materials used might have been subpar and cause issues with the roofing. By ensuring you use high-quality materials, you can vastly improve the state of your roof.
With tile roofing, the concrete can get a little bit loose at the joins, the caps and the ridge caps. So you might need to get those areas repainted. You might need to have the roof cleaned - pressure cleaned or scrubbed. You can also get it repainted to give it a new lease of life and fresh look. And with corrugated iron make sure get someone to check that all the screws are down.

PROPERTY PREPARATION & HOME IMPROVEMENT:
Laundries...what to consider.
>
If the kitchen is the heart of every home then the laundry is certainly the engine room. Whether it's a minor upgrade or a total overhaul, the frequency at which your washing machine will spin as well as the sum of people it'll produce clean clothes for should be the cornerstone for creating an intelligent laundry design filled with the right appliances. Here's how to get it right…
Laundry Layout
What to concentrate on first; the design or appliance? If you're only planning a minor renovation, you'll need to work with similar product types, such as upgrading an inset trough and washing machine. It's also worthwhile thinking about ergonomics. For instance, whether your washing machine and dryer will sit side by side or on top of one another.
Top or front loader?
When it comes to choosing between a top or front-loading washing machine, there are a few things to consider. Top loaders have faster cycle times than front loaders, and often have larger capacities. Also, you can easily add garments to a top loader mid-cycle. Front loaders are gentler on clothes, have higher spin speeds for more efficient drying and are quieter than top loaders. They can cost more initially, but they're built to be more energy- and water-efficient, saving you in the long run.
What about waterproofing?
Washing machines leak, moisture builds up and floors can be completely ruined without correct waterproofing. Costs of waterproofing a laundry vary depending on the size of the space, but you can expect to pay from $300 to $400 for a standard size.
Store and order
You can never have enough storage, and the laundry is no exception. When it comes to laundry storage solutions, vertical options such as tallboy cupboards, either hung or free-standing, means items like irons, ironing boards, vacuum cleaners, hampers and baskets can be easily kept out of sight. Try to utilise all areas, especially if you're redesigning an existing room. Every awkward space can have its purpose; think about incorporating items such as towel rails, robe hooks, portable storage and unique shelving into those tricky gaps.
DIY laundry storage
If custom joinery isn't an option for your laundry upgrade, there's plenty of ready-made cabinetry including tallboys and wall cabinets that will keep your laundry organised. Bunnings and Ikea are great places to start. If you're looking for a set-up that's ready to go, quicker to install and involves a lot less planning, a flat pack option is ideal. However, keep in mind, this might not be the best option if you have an awkward-shaped room.
Tilling:
If you've got an older style home, for example a 1970s home, you might consider redoing the tiling on the floor and perhaps around the walls as well. If you've got a higher grade property you'll want to do the full length up to the ceiling tiles so it gives you that prestige appeal.
LAUNDRY DOS AND DON'TS:
DO
-
Opt for ample storage for items such as ironing board, vacuum cleaner, cleaning products and accessories
-
Include bench space for folding
-
If space permits, incorporate a drying area
-
Use vertical shelving, rails and hooks
-
Get plenty of quotes
-
Choose similar fixtures to your kitchen and bathroom for seamless style
DON'T
-
Buy appliances without doing your research into their functionality
-
Just go for what looks good; laundries are hard-working and need to be practical above anything else
-
Choose appliances before you're happy with your design
-
Forget about the importance of proper waterproofing

PROPERTY PREPARATION & HOME IMPROVEMENT:
Fencing...what to consider.
>
Whether you're living in your property, planning to rent it out or sell it, there are lots of things to consider when it comes to fencing. Read on for some tips.
Power wash and stain your fence to make it look brand new
If your fence looked great when it was brand new, you might want to simply bring it back to that ‘new fence’ look. Luckily, this is one of the simplest things you can do, and it can help lengthen the lifespan of your fence too!
Firstly, it’s important to get rid of any nasty bugs and grime that may have found their way into your fence over the years. If you think your fence can stand it, a super easy way to do this is to power wash your fence. If you don’t have a power washer, or you think your fence might not be strong enough to withstand the force, you can also wash your fence by hand with a brush. Either way, it’s pretty important that you use a good outdoor timber cleaner to help you penetrate the wood well and clean out any fungal spores and mould.
If you’d like to add an extra layer of protection for your wood, you can also use a wood treatment after you’ve cleaned your fencing to prevent any future decay; although many stains and paints do offer some protection too.
Once your fence is completely dry from the cleaning process (usually it’s advisable to wait at least 24 hours) you can begin to stain your fence. This can be done by either using a paint brush, paint roller or even a power sprayer.
These two simple steps can make your fence look brand new again – without the trouble of replacing the whole fence.
Give your fence a brand new colour with a fresh lick of paint
Sometimes all it takes to transform your fence from tired to stunning is a splash of colour. Paint can help protect your fence and make it last longer.
The wonderful thing about painting your fence is that it’s simple to do and can have a huge impact. There’s a huge range of colours available in fence paints; from traditional greens to super modern matte greys, there’s something to suit every garden. Just remember, like with staining your fence, you’ll need to properly clean and prep your fence to make sure you get the best result.
Give your fence extra height with a trellis
If your current fence isn’t quite as tall as you’d like, and you’re looking to provide some privacy, you can easily update your fence by adding a section of trellis to the top. You can take things a step further by finishing the entire fence in a new colour or stain.
A trellis doesn’t need to just be extra height; you can add a full height trellis to your fencing and grow climbing plants such as Honeysuckle, Jasmine or Clematis.
Tie your fence in with your garden with a matching feature
If you’re concerned that your fencing doesn’t tie in with the rest of your space, and you think a lick of paint won’t cut it, you could add an extra outdoor wooden feature to your garden and have it stained or painted to tie perfectly with your fence.
There’s a huge array of different outdoor features you could choose from:
-
Arches and Pergolas offer a pretty hideaway in your garden and a place to grow vines and climbing plants
-
Arbours are wooden features offering the perfect spot to relax and read
-
Gazebos can provide a great spot to socialise and enjoy the garden
-
Wooden planters are the perfect way to tie in your fence without breaking the bank
Replacing the fence
You might not fancy replacing the entire fence – but sometimes it’s the only thing that will work for your garden space. Luckily, it might not cost quite as much as you think. Fencing panels can be quite economical and there is a huge array of options to choose from.
Give us a call on 0411 153 364 if you'd like some more ideas on how to improve your property for rent, sale or to own.

PROPERTY PREPARATION & HOME IMPROVEMENT:
Bathrooms...what to consider.
>
Bathroom design has come a long way over the years. The burgundy floor tiles and monochrome colour themes of yesteryear just won’t cut it anymore. This is why bathroom renovations have become one of the most sought-after amendments to the home. But redoing the entire bathroom is no easy feat; it’s a monumental job that requires considerable time and expense. So with that in mind, it’s crucial to get the job done right the first time around.
Things to consider before having your bathroom renovated:
1. Do You Need A Bath?
Once upon a time, having a bath was a sought-after status symbol and a prerequisite for selling real estate. These days however, most people prefer to take a shower instead. If you love indulging yourself in the tub, then go ahead. Otherwise, it’d be sensible to exclude it from your bathroom renovation checklist.
2. What Kind Of Shower?
Homeowners can choose from a dizzying array of shower heads such as sprays, rain showers, and handhelds. If possible, give each type a try first and select the one you think works best. Of course, the more expensive models will involve additional costs for the fixtures and plumbing fees.
3. Safety First
Handrails aren’t just for hospitals and nursing homes. In fact, they could save someone from serious injury should they slip on the soap. The tricky part is choosing one that blends in with your overall design.
4. How High?
The standard height of a bathroom vanity used to be 75 cm, gradually increasing to 90 cm over the years as tastes changed. Nevertheless, the ideal height ultimately comes down to personal preference and the design of your bathroom. If your vanity feels too high or low, now's a great time to consider an adjustment.
5. Add A Niche
Putting little niches inside your shower is an inexpensive way to add a touch of visual pizazz. A vertical row of niches works best, and each should be aligned with the tiling so as not to spoil the aesthetics.
6. Take A Seat
After a long and tiring day, sitting down to shower feels infinitely more relaxing than standing up. Furthermore, a shower seat is an excellent accessory for vanity purposes such as shaving one’s legs. Given they take up a fair bit of room, most opt for a foldable bench that they can easily stow away.
Rather than redressing a vanity - they're small cabinets - you might as well just replace the whole unit. That way the whole thing flows from the taps
to the tiles at the back to to the front of the cabinet. Make sure you have all your taps matching for your shower, bath and wash basin. You can even follow that through with your hand towel rails as well. And don't forget lighting is very very important. Full length tiles right up to the ceiling is usually a big win. It just gives that extra bit of class to a property and particularly to the room.

PROPERTY PREPARATION & HOME IMPROVEMENT:
Kitchens...what to consider.
>
Hello! Today we're talking about kitchens. If you're planning to stay in your home and enjoy your space it might be time to consider replacing the kitchen. There are many ways to rejuvenate your kitchen, such as resurfacing and/or adding bench tops. You may want to add a breakfast bar. Perhaps you no longer need the breakfast bar. You can create more floor space by taking that bit away.
The same applies if you're planning to rent out your property. It's possible that your original kitchen doesn't need much work. In that case just make sure it's neat, tidy and safe.
If you’re thinking of listing your home, you’ll want to play close attention to your kitchen. However, that doesn’t mean you need to knock it out and replace it. A simple upgrade to your kitchen’s finishes and ensuring that the space available is set out properly could see your home move from ‘For Sale’ to ‘Sold’ quicker than you think.
Here are eight simple ways you can prep your kitchen for sale:
1. Consider the wood look
If your floors need replacing, hardwood is the way to go when it comes to adding value. Hardwood can also be expensive, so you might choose a less expensive vinyl flooring that has the wood look, or tiling that can carry a lower price tag.
2. Paint
If your cabinets are looking old or out of date, giving them a lick of paint will ensure they impress a potential buyer. Cabinets are often the first things buyers see in your kitchen, so making sure they are in tip-top shape is important. Completely replacing your cabinets them might set you back thousands of dollars, so a DIY paint job might be the way to go. If you're not confident to do it yourself, a professional will cost you some money so be sure to get quotes and find the best deal. In terms of colour, consider a simple white. White is a timeless choice with broad appeal and it keeps your kitchen space looking light and airy.
3. Replace your cabinet hardware and tap fittings
These are a minor upgrade that can boost your kitchen’s appeal immensely. Depending on the type of finish you choose, you can get away with this upgrade for less than $1,000. Stainless steel and chrome finishes are incredibly trendy options, but something that complements the style of your kitchen will work best.
4. Solid surfaces
Home buyers want solid and durable kitchen work surfaces. Granite, quartz and Caesarstone are all quality products. Laminate is still a good option, but can look dated so you might want to consider an upgrade. Be prepared to spend a bit more on a solid countertop. Laminate is the cheapest option with prices as low as $230, surfaces like granite or marble are roughly $750 per square metre, while something like Caesarstone could cost you a minimum of $1,500. There are cheaper options like bamboo, glass and stainless steel. Again, choose a style that fits with the rest of your kitchen.
5. Have a decent splashback
If you’re still looking at the same splashback that featured in your kitchen when you first moved in the ’70s, ’80s or ’90s, now is the time to upgrade. There are much more stylish and modern options available in splashbacks using mosaic tile or glass, stone and even stainless steel. Ordinary glass could set you back as little as $300 per square metre, but if you want something cheaper consider tin panels, hardboard or tiles.
6. More paint
Running a roller over the walls in your home should be one of the first jobs you consider tackling when looking to sell your home. Kitchen walls need to be presentable too. The recommendation here when it comes to colour is sticking with something neutral, and the lighter the better — especially if you have a small kitchen.
7. Upgrade the lighting
If you want to create an open and inviting space, swap the dim and/or broken bulbs for new ones and if you have pendant lights or lamps, be sure they fit with the style of your kitchen as well as today’s trends.

PROPERTY PREPARATION & HOME IMPROVEMENT:
LIghting...what to consider.
>
Hello! Agent Action Brett Trimboli here for My House Ready Property Preparation Services. Today we're talking about lighting. There's so many types of lighting these days. Obviously you've got your fluoro globes and your halogen globes and your LED globes. But what about strip lighting as well? Perhaps some strip lighting underneath the raised kitchen storage or some under-bar under breakfast bar lighting. There's coloured lighting, practical lighting and mood lighting. Perhaps you need some rail lighting or some pull down lighting.
Things To Consider When Lighting Your Property:
-
When selecting light bulbs, be sure that all bulbs are the same temperature so that lighting will be consistent throughout your space. Lamp bulbs, floodlights, and even fluorescent tube lighting can all have the same temperature. Lighting a single room or single fixture with a different color bulb will be very obvious.
-
Higher wattage bulbs create a bright, clean feel. You don't want potential buyers or renters to think your home is “dark.” LED lights provide a high wattage appearance with lower actual wattage output. Aim to ensure that all lighting in your property is consistent in temperature and brightness. Be sure to observe the wattage limitations of your light fixture as well.
-
Open the blinds. Letting the sunshine mix with well-balanced daylight temperature lighting will give the impression of a larger, cleaner and newer space. It will also connect the interior and exterior spaces visually.
-
Pick the best time for showings. Finding the optimal lighting time for your property will help give buyers the best impression of your space. For most properties, this will typically be when the sun is at its highest point in the sky. High rise apartments with amazing sunsets may find that later afternoon and warmer temperature lights work better for their properties. Don’t be afraid to experiment with lighting and find the perfect look for your space.
-
Living temperature is different to showing temperature. When lighting a property for sale or rental, we are enhancing the best features of your home to a potential buyer or renter who is viewing a property during the daylight hours. If you're living in the space, be aware that your home may feel “too bright” in the evening hours. Adjustable color “smart” light bulbs allow you to adjust the lighting, making it possible to have a warm light when you are home in the evenings and a cooler light during the daytime for showings.
Each space has its unique characteristics and strengths. When lighting your room, aim to highlight the strong points and wash away the less desirable ones. Lights should never distract from the space but enhance it. Keeping it consistent and bright will have the most significant impact on potential buyers and renters.

PROPERTY PREPARATION & HOME IMPROVEMENT:
Cleaning.
>
Agent Action Brett Trimboli here. This week we're looking at cleaning.
Contrary to popular belief, using a professional end of lease cleaning service is economical. You save money because professionals bring the cleaning supplies and use high-performance equipment, so you don’t have to spend on getting the products or tools. What’s more, we can manage within hours the tasks that could take you days to complete.
There is a huge difference between cleaning for a Rental Tenancy and cleaning before selling a property. If you're cleaning to rent (or for a change of tenants) consider the following checklist:
-
Spotless walls, ceilings and baseboards
-
Clean windows and blinds
-
Clean carpets
-
Tidy garden and outdoor areas
-
No pests or mould
-
Swept and mopped floors
-
Dirt or dust-free lights, fans and other fixtures
-
Descaled fixtures like toilet, bathtub, water outlets etc.
-
Unclogged and clean drains.
-
Clean and sanitary kitchen
By contrast, cleaning before selling a property requires a much deeper clean. Pre-sale cleaning will leave properties in stunning condition and ready to wow potential buyers with deep cleaning including:
-
Tile and grout cleaning
-
Dusting from top to bottom
-
Interior and exterior window cleaning
-
Removing mould from bathrooms, kitchens and other affected areas
-
Carpet and upholstery Steam Cleaning
-
Mopping, vacuuming and dusting all floors
-
Deep cleaning of kitchens
-
Deep cleaning of bathrooms
-
High-quality stain removal
-
Cleaning walls and ceilings
-
Balcony and Patio cleaning
-
Wiping down light fixtures and fans
-
Cleaning all storage space areas such as closets, cabinets and drawers
These days with Covid 19 there are other things to consider. We really need to get in there with disinfectant and deep clean the property, including all surfaces and carpets.
-
Ensure that you clean high-touch surfaces thoroughly.
-
Focus on high-touch surfaces such as doorknobs, tables, handles, light switches, and countertops.
-
Clean surfaces using a product suitable for each surface, following instructions on the product label.
-
Don't forget the fans, the air conditioning ducts and the inside window seals, especially the metal ones where they have the little sill inside.

PROPERTY PREPARATION & HOME IMPROVEMENT:
Outdoor Kitchens.
>
Agent Action Brett Trimboli here. This week we're looking at outdoor kitchens.
I'm a big fan of outdoor kitchens myself. The more we can get out of the house and entertain outdoors, the better. Even if we're not entertaining but just relaxing outside. It's good for mind, body and soul.
The cost of building an outdoor kitchen, much like indoor kitchen renovation, varies depending on the materials and appliances you choose. Outdoor products should be built to weather the elements, so durability should be top of mind. A trusted general contractor or property preparation specialist can provide an estimate for building the outdoor kitchen of your dreams. If you’re not ready for a complete built-in outdoor kitchen, you can create a makeshift space by sourcing readily available, inexpensive items: a table with a flat surface for prep, a tiered bar cart or shelf for storage, a BBQ and a bar fridge.
You could install some simple plumbing and a sink too. You might decide to go Tuscan and build or install a pizza oven. Add some rustic seating, a table, some fresh herbs and assorted plants to create that perfect outdoor eating space.
Outdoor kitchens are a good way to get us out of the house and they're great value for selling your property. They definitely add good value when renting your property. If you're in your own property, there are lots of different ways to make your outdoor space your own special slice of heaven.

PROPERTY PREPARATION & HOME IMPROVEMENT:
The benefits of de-cluttering your home.
>
Agent Action Brett Trimboli here. This week we're looking at de-cluttering. Why would you want to de-clutter your property? First off, it's a great way to get rid of some stuff you're not using. You can reuse items by gifting them to other people. You can sell unwanted items and reinvest those funds. You might make enough to reinvest in a couple of cans of paint or some shrubs for the garden.
Decluttering is a tool that can help you ease stress by creating physical and mental space. Cleaning is easier. Finding things takes less time. You'll probably appreciate your home a lot better and feel calmer. A clutter-free home means you can easily access and appreciate everything you have, again cutting down on stress and wasted time.
Decluttering is vital if you're planning to sell your home. Chaos and mess is a known top turn-off for potential buyers, so it’s important to get your home organised. Shedding some life-layers now will also be a bonus come moving day. And you’ll start afresh in your new home with a harmonious, clutter-free space.
For many of us, paring back is difficult – there is often sentimental value attached to knick-knacks, while others just enjoy a home filled with their favourite things. But the cold, harsh reality is that you need to present the best first impression to potential buyers, and your memories are not on their list of wants or needs.
Buyers look for storage and space, and will favour a home they can easily imagine as their own. Decluttering is about making your home feel larger, showing off your storage, and selectively pruning to achieve that balance of de-personalised comfort to allow buyers to easily envision themselves moving in. Your end goal is to entice buyers to linger in each room, so they can see the features and benefit of your home.
There are so many benefits to decluttering, from the savings in time (on the market), and expense (of moving less items). Clearing for sale also has the added bonus of starting the preparation for change and emotionally disconnecting from your home, helping to reduce the stresses of selling and moving. Start decluttering early and you’ll be reaping the rewards in no time!
Give us a call on 0411 153 364 for a discovery session on de-cluttering and how to better enjoy your space.

PROPERTY PREPARATION & HOME IMPROVEMENT:
The benefits of landscaping your garden.
>
G'day. Agent Action Brett Trimboli here. Today we're looking at gardens and the benefits of landscaping. Landscaping involves a lot more than mowing the lawn, cleaning up leaves or planting flowers. Landscaping is designing your garden to meet your needs and add visual appeal. It involves both 'hardscaping' and 'softscaping'. Hardscaping covers things like patios, decks, and walkways. Softscaping covers living things like trees, plants, bushes and grass.
Landscaping not only beautifies your space. It can increase your home value, has the potential to decrease heating and cooling costs and can also have potential health benefits.
Are you considering a move? When a buyer pulls up, your garden will be the first thing they see. You want them to get a good vibe and feel like they could spend their days at your home. Your home’s landscape could be the unique factor that helps you sell and get a good return on your investment.
Even if you aren’t considering a move, creating and maintaining your home's garden landscape has many benefits. A beautifully landscaped yard is eye-catching and pleasant for neighbors and visitors alike. A beautiful garden can help your mental state. Coming home to your own personal oasis can give you a feeling of peace and lightness as well as a sense of pride. In addition, greenery can help with other health factors including producing more oxygen, because grass is a natural air cleaner.
When you are working on a design take note of how you want to use the space, or what maintenance will be needed. Be sure to consider your monthly bills and how you currently use A/C or Heat. Is there an area of your home that gets a lot of sunlight or is more susceptible to wind? To combat this, you can plant trees in front of windows to cast shade instead of sunlight and therefore keep your room cool. In the winter, a wall of trees can be a great block for wind. These changes will help reduce your energy costs, allowing you to use less air conditioning and heat. Trees can also provide privacy and create a noise barrier from neighbors and other outside noises.
When it comes to hardscaping don't forget that small details can have big impact in a landscape. Make sure hardscape materials—stone, pavers, concrete, gravel, wood, paint, hardware—all work together, and also complement your house’s architectural style.
For more landscaping and garden tips, book a discovery session with us on 0411 153 364.

PROPERTY PREPARATION & HOME IMPROVEMENT:
Flooring ... what to consider.
>
This week we're talking about flooring. You might be considering new flooring for tenancy purposes, to improve your own space, or for selling a property.
There are many different flooring upgrades to consider if you want to improve a property's resale value.
If you're planning to remodel your home on a budget, laminate can be a great option. Wood-look laminate offers the appearance of real wood minus the maintenance. For families with pets or young children, wood-look laminate is a handy alternative.
Coming in a range of colors, laminate floors are quite affordable. As long as they're in good condition you should get a fairly good return on your investment.
Laminate is also easy to clean and maintain.
For the best increase in home value you can't go past hardwood. Wood flooring can increase your sales price by quite a bit if you're in a healthy market. Whether it's maple, oak, or classic woods like hickory and walnut, wood always adds a quality touch to any home. Be aware that lighter color finishes will make your home look larger, while darker finishes tend to make spaces feel closed-in.
Before you put your home on the market, make sure wood floors are polished and don't show any signs of damage. Hardwood floors can last for decades which makes them a popular choice for many buyers.
While tile floors are relatively common in kitchens and bathrooms, they aren't limited to just these areas. Tile flooring has come a long way in the past several years and it can work well in many of the other rooms in your home. Tiles are low maintenance, durable, come in lots of varieties, are easy to clean and retain great cooling properties. The cost of installing tile flooring can also be quite cost effective to other floor options.

PROPERTY PREPARATION & HOME IMPROVEMENT:
Painting ... what to consider.
>
My House Ready Property Preparation Services help you improve your property, whether for selling, renting or improving your living space.
Today we're looking at painting. A fresh coat of paint can really rejuvenate your home or property. A new paint job not only increases the look and appeal of a home, it also has the potential to increase its property value.
Especially if selling or renting, you want your property to make a good first impression. So it's important to ensure that the front of your home is as well-presented as possible. By painting the outer walls of your property, you can increase ‘curb appeal’ and make your home stand out.
Outdoors you've got gates, you've got fences, you've got veranda posts, you've got roller doors which could need a freshen up. You've got under the eaves and the gutters. Consider whether your roof might need painting.
Whilst the outside is important, the interior of your home should be given just as much consideration. Check all of your ceilings, particularly those in the bathrooms. The corners of the walls get a lot of wear and tear as do window seals, so these are definitely areas you need to look over.
Things like peeling paint and old wallpaper can turn off potential buyers and diminish the value of your property. Consider light, uplifting and neutral colours for both outside and inside the building. Light colours can open up small spaces, making them look brighter and larger. Neutral colours help to create a clean slate for a potential buyer.

We'll probably need to change some lighting. Most likely change some curtains. We may need to update a bathroom, clean out the gardens and attend to the landscaping. Every property will benefit from some love before going up for sale.
All of those things still apply if you're selling a property as an investment or you're not living in the property while your marketing campaign is ongoing.
So there are lots of things to consider before selling a property. Give us a call at My House Ready Property Preparation to get great advice on preparing your property for sale.
